Stamp duty and registration
₹6,08,000
about 7.6% of ₹80 L
Karnataka rates as of October 2026. The registration fee went up from 1% to 2% on 31 August 2025. Rates change, so check the latest on Kaveri Online Services or with the sub-registrar before you pay. Scanning, documentation and lawyer fees are extra.
Not sure of the guidance value?
It depends on the exact survey number and street. An advisor can look it up and walk you through the registration day.
How this is calculated
All charges are worked out on the higher of your agreement price and the guidance value.
Stamp duty = value × 5% Cess = stamp duty × 10% Surcharge = stamp duty × 2% (urban) or 3% (rural) Registration = value × 2% Total = duty + cess + surcharge + registration
For a typical city flat this comes to about 7.6% of the value. If you tick the first-sale option, the duty rate drops to 2% for homes up to ₹20 lakh and 3% for ₹21–45 lakh.
These are Karnataka rates as of October 2026. They change from time to time, so treat this as a planning figure and confirm the latest on Kaveri Online Services or with the sub-registrar.
Common questions
Is stamp duty charged on the price I pay or the guidance value?
On whichever is higher. If your agreement price is below the government guidance value for that location, duty and registration are charged on the guidance value.
What is the registration fee in Karnataka now?
2% of the property value, up from 1% since 31 August 2025 (as of October 2026). Fees can change, so check Kaveri Online Services or ask the sub-registrar before registration day.
Can stamp duty be added to my home loan?
Usually not. Banks lend against the property value and generally expect you to pay stamp duty and registration from your own funds, so set this money aside along with the down payment.
What else do I pay on registration day?
Small extras such as scanning and document fees, plus any lawyer or agent fees for drafting. For under-construction flats, GST is paid to the builder separately (as of 2026, 5%, or 1% for affordable homes; check the latest), not at the sub-registrar.
