Agreeing to these terms
This website is run by Skyros Estates Private Limited (“Skyros”, “we”, “us”), registered at WeWork Prestige Atlanta, 80 Feet Road, Koramangala 1A Block, Koramangala, Bengaluru South, Karnataka 560034, India. By using the site, submitting a form or signing in, you agree to these terms and our Privacy Policy. If you don’t agree, please don’t use the site.
You must be at least 18 years old and able to enter a binding contract under Indian law to use our services.
What Skyros does
Skyros is a real-estate agent and advisory. We help you find, compare, visit and buy, sell or rent property across India. We are not a developer, and we do not own, build or sell the projects shown on this site unless we say so clearly.
Any booking, sale agreement or lease is between you and the developer, seller or landlord. Their terms, the agreement for sale and the RERA-registered documents govern that deal, not this website.
Listing information is indicative
Project and property details on this site, including prices, price per sq ft, sizes, floor plans, availability, possession dates, amenities, offers, images, 3D renders, videos, maps, distances and RERA details, come from developers, owners, the Karnataka RERA portal and other public sources.
- They are shared in good faith but may be incomplete, out of date or changed by the developer without notice.
- Prices usually exclude stamp duty, registration, GST, maintenance deposits, parking and other charges.
- Images and renders are often artistic impressions and may not show the finished property.
- Availability of a particular unit is only confirmed when the developer or owner confirms it in writing.

Our advice is not legal or financial advice
Our advisors share their honest view on projects, areas and prices, and calculators and guides on this site give rough estimates. This is general guidance to help you decide. It is not legal, tax, financial or investment advice. For title checks, agreements, tax and loans, please consult a qualified lawyer, chartered accountant or your bank. Property values can go down as well as up, and we do not promise any return, rent or resale price.
Fees
For buyers of new projects, we do not charge brokerage. We are paid by the developer. For resale purchases, sales and rentals, a fee applies. We will tell you the fee and what it covers before you go ahead, and it will be agreed with you in writing.
Your obligations
When you use this site, you agree to:
- give true, current details about yourself and any property you list;
- only list a property you own or are authorised to sell or rent out;
- not use the site for anything unlawful, misleading or harmful;
- not copy, scrape or harvest listings or contact details by automated means;
- not try to break, overload or gain unauthorised access to the site or its systems; and
- keep your login secure and tell us if you think someone else has used it.
We may suspend access or remove content if these terms are broken.
Intellectual property
The Skyros name and logo, the site design, text, guides, photos we took and the code belong to Skyros or are used with permission. Developer names, logos, project images and brochures belong to their owners and are shown to describe their projects.
You may view and share pages for your own personal use. You may not copy, republish or sell our content without written permission.
Third-party links and services
The site links to and embeds other services, such as developer websites, the RERA portal, maps, video players, WhatsApp and Google sign-in. We do not control them and are not responsible for their content, availability or privacy practices.
Limitation of liability
The site is provided “as is”. We work to keep it accurate and available, but we do not guarantee it will be error-free or always online.
To the extent the law allows, Skyros is not liable for any indirect or consequential loss, or for any loss that comes from relying on listing information, from a developer’s, seller’s or landlord’s acts or delays, or from decisions you make using this site. Where we are liable, our total liability is limited to the fee you paid us for the service in question, if any.
Nothing in these terms limits rights you have under consumer protection law that cannot be excluded.
Indemnity
If you break these terms or the law while using the site, or list a property you aren’t entitled to, you agree to cover reasonable losses and costs Skyros faces as a result.
Governing law and disputes
These terms are governed by the laws of India. We’d always like to sort out a problem by talking first, so please write to sales@skyrosestates.com. If a dispute can’t be resolved, the courts in Bengaluru, Karnataka will have exclusive jurisdiction.
Changes to these terms
We may update these terms from time to time. The “Effective from” date at the top shows the latest version. If you keep using the site after a change, you accept the updated terms.
