Ask ten Bangalore families what they want in a new home and at least a few will mention Vastu before they mention parking. Vastu for flats is less about rules carved in stone and more about a set of traditional preferences that many buyers, parents and in-laws care about. This guide explains what those preferences usually are, how they play out in apartments specifically, and how to weigh them against light, ventilation and price without overpaying.
A quick note on framing: Vastu Shastra is a tradition, not a building science. We are not claiming any layout brings luck or health. We are describing what buyers commonly look for, because it affects what you will like living in and what the next buyer will pay you.
Why Vastu Matters Even If You Are Not a Believer
Even buyers who shrug at Vastu end up caring about it at resale. In Bangalore, a large share of families ask about the main door direction in the first phone call. A flat that ticks the common Vastu boxes tends to find a buyer more easily, and one that breaks several of them often sits longer or needs a price cut.
So the practical way to think about it is this: Vastu compliance is a resale and comfort factor, much like floor level or view. You don't have to follow it, but you should know what it is worth in your market before you decide to ignore it.
Vastu for Flats: The Main Rooms Buyers Check
Most buyers don't go through every guideline. They check a handful of things, roughly in this order.
Main door (entrance) direction
This is the big one. The entrance facing east, north or north-east is the traditional favourite. West-facing entrances are acceptable to many families. South-facing and especially south-west entrances are the ones a section of buyers will reject outright.
In an apartment, "facing" causes a lot of confusion. Some people mean the direction you face when you walk out of the main door, others mean the direction the balcony or living room faces. Ask the builder or seller which convention they are using, and check it yourself with a phone compass standing at the door.
Kitchen
The traditional preference is the south-east corner (associated with fire), with north-west as the accepted alternative. A detail many families care about is the cooking direction: the person at the stove facing east. If the platform is long enough, this is often adjustable when you place the hob.
Master bedroom
The south-west part of the flat is the conventional spot for the master bedroom, often described as the most stable corner. Children's or guest rooms are usually placed in the north-west or east. Head position while sleeping (towards south or east) is something you can change simply by moving the bed.
Pooja room or prayer corner
The north-east is preferred for the pooja area. Most Bangalore apartments don't have a separate pooja room, so families use a niche or a corner of the living room. What buyers dislike is a toilet in the north-east, or a prayer space sharing a wall with a bathroom.
Toilets and the centre of the flat
Toilets in the north-east, and a cluttered or enclosed centre of the home, are the other two common objections. Toilets in the west or north-west are generally considered fine.
Why East and North-Facing Flats Cost More in Bangalore
In many Bangalore projects, east and north-facing units are priced higher than identical west or south-facing ones in the same tower. Builders often add this as a preferential location charge (PLC), the same line item used for park-facing or corner units. The size of this charge varies from project to project, so ask for the PLC breakup in writing before comparing quotes.
Part of the premium is Vastu, but part is plain comfort. At Bangalore's latitude, an east-facing living room gets gentle morning sun, while a west-facing one can heat up through the afternoon, especially from March to May. North-facing rooms get steady, indirect light with little glare. These are real, measurable differences in how warm a flat feels, regardless of belief.
On resale, east and north-facing flats in popular localities like Whitefield, Sarjapur Road and HSR Layout tend to attract more enquiries. That doesn't mean a west-facing flat is a bad buy. It often means you can negotiate a better price on it.
Balancing Vastu With Light, Ventilation and Price
Chasing a perfect Vastu flat can push you into a smaller unit, a lower floor or a pricier project. Here is a sensible way to prioritise.
- Decide your non-negotiables as a family first. For most households this is the main door direction and no toilet in the north-east. Agree on these before you start site visits so you don't argue in the sample flat.
- Check cross-ventilation and daylight next. A flat with windows on two sides and no blocked light from the next tower will be more pleasant to live in than a perfectly oriented flat that faces a wall 8 metres away.
- Look at the neighbouring plots. A great orientation can be ruined if a taller building comes up on the vacant plot next door. Ask what is permitted there.
- Compare the price gap. If the east-facing unit costs noticeably more than a west-facing one with a better view or higher floor, work out whether that extra money is worth it to you.
- Think about the next buyer. If you plan to sell within 5 to 8 years, a Vastu-friendly layout will usually make that sale easier.
A useful test: stand in the flat at around 4 pm. If the living room is uncomfortably hot or glaring, no amount of Vastu compliance will fix that day to day.
What You Can and Can't Change in an Apartment
Unlike an independent house, an apartment gives you limited room to rearrange things. Knowing the limits early saves disappointment.
Usually possible
- Hob placement and cooking direction within the existing kitchen platform
- Bed position, wardrobe placement and the location of a prayer niche
- Room usage, such as swapping which bedroom is the master
- Colours, lighting, mirrors and other décor changes many families use as traditional remedies
- Minor changes in an under-construction flat, if the builder allows customisation before a cut-off stage
Usually not possible
- Moving the main door, which is fixed by the building plan and fire exit layout
- Shifting kitchens or toilets, since plumbing and drainage shafts run vertically through the tower
- Removing or cutting load-bearing or shear walls, which can affect the building's structure
- Changing the external façade or balcony layout, which society bylaws and the approved plan control
If you are buying under construction, ask about customisation options and deadlines before booking. Any change should be agreed in writing, and it should not alter the plan approved by the planning authority (BDA, BMRDA or the relevant city corporation under the Greater Bengaluru Authority, which replaced BBMP in 2025).
A Quick Vastu Checklist for Site Visits
Carry this on your phone when you visit sample flats or resale homes.
- Use a compass app at the main door and note the direction you face when exiting
- Note where the kitchen, master bedroom and toilets sit on the floor plan, by direction
- Check whether any toilet is in the north-east
- Ask if there is a PLC for orientation and get the amount in writing
- Check daylight and heat in the living room in the afternoon
- Look at what is planned on adjacent plots
Orientation is only one part of a site visit. For the paperwork side, our guides on documents required to buy a flat and on running a RERA Karnataka check cover what to ask for and verify.
Frequently Asked Questions
Which facing flat is best as per Vastu?
East and north-facing entrances are the traditional favourites, with north-east considered the most auspicious by many families. West-facing is widely accepted. South and south-west facing entrances are the ones some buyers avoid.
Is a west-facing flat bad?
No. Many families live happily in west-facing homes, and they are often cheaper. The practical downside in Bangalore is afternoon heat in the rooms facing west, which good shading or curtains can manage.
Do east-facing flats really cost more in Bangalore?
Often, yes. Many builders charge a preferential location charge for east or north-facing units, and these flats tend to get more interest on resale. The gap varies widely by project, so compare actual quotes rather than assuming.
Can Vastu defects in a flat be corrected without breaking walls?
Many families use non-structural remedies like rearranging furniture, changing room usage, colours or mirrors, which tradition suggests as corrections. Structural changes like moving doors or toilets are generally not allowed in apartments.
Is Vastu important for resale value?
It can be. In Bangalore, a Vastu-friendly layout tends to widen your pool of buyers, especially among families. It is one factor among many, alongside location, floor, condition and price.
Vastu is worth knowing about, but it works best as one input rather than the only one. If you want a second opinion on orientation, layout and price while shortlisting, Skyros Estates can help with shortlisting, site visits and document checks.
