Why Being Informed Before You Buy Matters More Than Ever
Buying your first home is among the most significant financial decisions you will ever make. In a city like Bangalore — where the property market moves fast, documentation norms are unique, and builder practices vary widely — being well-informed before you sign is not just advisable, it is essential. This guide walks you through everything you need to know before committing.
Legal and Regulatory Checks You Cannot Skip
1. Verify RERA Registration
All residential projects in Karnataka must be registered with the Karnataka Real Estate Regulatory Authority (RERA). Verify the registration number at rera.karnataka.gov.in before proceeding with any developer. RERA registration protects you from:
- Project delays and builder defaults
- Deviation from approved floor plans
- Misuse of buyer funds
- Lack of legal recourse in disputes
2. Check Municipal Approvals
Ensure the project has the correct approvals from the relevant authority. Unapproved constructions cannot be mortgaged, resold cleanly, or legally extended.
- BBMP — for properties within Bangalore city limits
- BDA — for layouts developed by the Bangalore Development Authority
- BMRDA — for properties in the broader metropolitan region
3. Understand the Khata Certificate
The Khata certificate is unique to Bangalore's property system and records a property in the municipal register. There are two types — always insist on A Khata:
- A Khata — legally compliant, eligible for loans and building permits
- B Khata — indicates regulatory irregularities, restricted from institutional loans
4. Request an Encumbrance Certificate
An Encumbrance Certificate (EC) from the Sub-Registrar's office confirms the property is free from outstanding loans, mortgages, or legal disputes. Request an EC covering a minimum of 15 years for thorough due diligence.
Getting Your Finances in Order
Home Loan Pre-Approval
Most banks offer home loans of up to 80% of the property's value. Getting pre-approved before your search gives you a clear budget and a stronger negotiating position. Key financial items to account for upfront:
- Stamp duty — 5% of the guidance value or agreement value (whichever is higher)
- Registration charges — 1% of property value
- Home loan processing fees — 0.25% to 1% of loan amount
- GST — 5% on under-construction properties (exempt for ready-to-move-in)
- Society maintenance deposit — equivalent to 1–2 years of monthly charges
Total Cost Estimate
For a property priced at Rs 80 lakh, budget an additional Rs 8–12 lakh to cover all associated costs. Planning for this from the outset prevents financial stress at the registration stage.
