Search for a 2BHK under 1 crore in Bangalore and you will find plenty of listings. The harder question is what that money really gets you in 2026: how big the flat is, how far it sits from your office, and how much more you will spend before you move in. This guide works through the numbers zone by zone, for ₹1 crore and for ₹1.5 crore, so you can set a realistic budget before the first site visit.
The simple maths: price per sq ft decides everything
New projects in Bangalore are priced per square foot of super built-up area. A typical new-launch 2BHK is roughly 1,050 to 1,250 sq ft super built-up, and a 3BHK is roughly 1,450 to 1,800 sq ft. Multiply that by the locality's rate and you know almost immediately whether a budget works.
As a rule of thumb, a 2BHK lands under ₹1 crore (before extras) only where new launches are priced at roughly ₹8,000 to ₹8,500 per sq ft or less. Above about ₹9,500 per sq ft, ₹1 crore usually means a compact 2BHK, an older resale flat, or a 1BHK plus study. If you are unsure what super built-up means for usable space, our guide on carpet vs built-up vs super built-up area explains the gap.
2BHK under 1 crore in Bangalore: where it still works
Prices below are rough asking ranges as of 2026, drawn from portal data and recent launches. Different sources disagree by 20% or more for the same area, so treat them as a starting point and check current project price sheets.
South: Electronic City and beyond
Electronic City averages roughly ₹6,000 to ₹9,500 per sq ft, with Phase 2 and the Chandapura side at the lower end. A full-size 2BHK in a new gated project here usually fits under ₹1 crore, often with room to spare. The Yellow Line metro, running since August 2025, has made the daily trip to Silk Board and beyond far more predictable.
East: Hoskote, Budigere Cross and outer Whitefield
Whitefield core is now largely beyond this budget for new launches, at roughly ₹11,500 to ₹16,000 per sq ft. Push further east to Hoskote, Budigere Cross or the outer Kadugodi belt and new-launch 2BHKs at roughly ₹85 lakh to ₹1 crore do appear, usually with possession two to three years away.
North: Bagalur, Devanahalli and the airport belt
The airport corridor spans a wide range, roughly ₹5,500 to ₹11,000 per sq ft. Hebbal and the lake-side pockets near it sit far above that, but Bagalur Road, Devanahalli and parts of Hennur still offer new 2BHKs under ₹1 crore. The trade-off is distance from the big job hubs at Manyata, Whitefield and the Outer Ring Road.
South-east: outer Sarjapur Road
Sarjapur Road has risen sharply. Premium launches near Wipro and the Dommasandra junction cross ₹12,000 per sq ft, while the further reaches towards Chandapura and Attibele are closer to ₹7,000 to ₹9,000. The budget works mainly on that outer stretch.
What ₹1.5 crore buys instead
Adding ₹50 lakh changes the choice more than most buyers expect. Broadly, ₹1.5 crore gives you one of three things:
- A 3BHK in an affordable zone. In Electronic City, outer Sarjapur Road, Hennur or Thanisandra (roughly ₹9,500 to ₹13,000 per sq ft for new launches), a 1,450 to 1,600 sq ft 3BHK is within reach.
- A 2BHK in a premium address. In Whitefield core, HSR Layout, Hebbal or Koramangala-adjacent pockets, ₹1.5 crore typically buys a well-located 2BHK, not a 3BHK.
- A larger ready resale flat. Older gated communities in Marathahalli, Bellandur or JP Nagar often trade below new-launch rates, so a 1,300 to 1,500 sq ft resale 3BHK is possible if you accept an older building.
Which of these makes sense depends on whether you value space or commute more. Families with school-going children often pick the 3BHK further out; couples with long office hours often prefer the smaller flat closer in.
The all-in cost on top of the sale price
The price on the brochure is never the cheque you write. Here is what typically gets added, with figures you should confirm before you book. Our full guide on the hidden costs of buying a flat goes deeper on each one.
- Stamp duty: 5% of the property value for homes above ₹45 lakh in Karnataka, plus a cess of about 10% of the duty and a small surcharge. Duty is charged on the higher of the sale price or the government guidance value.
- Registration fee: 2% of the value. Karnataka doubled this from 1% on 31 August 2025, so older online calculators may understate it.
- GST (under-construction only): 5% without input credit for most homes. The 1% affordable rate applies only to flats of up to 60 sq m carpet area and up to ₹45 lakh in metro cities, which very few Bangalore 2BHKs meet. Ready flats with an occupancy certificate attract no GST.
- Car parking: many builders charge separately for a covered slot, often a few lakh rupees. Ask whether it is included.
- Maintenance deposit and corpus fund: commonly one to two years of advance maintenance plus a one-time corpus. On a 2BHK this can run into ₹1 to ₹3 lakh.
- Interiors: a basic modular kitchen, wardrobes and lighting for a 2BHK often costs roughly ₹6 to ₹12 lakh, more for premium finishes.
Put together, stamp duty and registration alone come to roughly 7.5% to 7.6% of the value. On a ₹95 lakh under-construction flat, the all-in figure after taxes, parking, deposits and basic interiors can easily approach ₹1.1 to ₹1.2 crore. The trade-offs you are really choosing between
Size
At ₹1 crore, the closer you get to the city's job hubs, the smaller the flat. A 2BHK of 1,000 sq ft super built-up can mean a carpet area of only 650 to 700 sq ft. Always ask for carpet area in writing and compare projects on that number, not on the super built-up figure.
Distance
Most sub-₹1 crore 2BHKs sit 25 km or more from MG Road. That is fine if your office is in Electronic City or near the airport, and painful if you commute to Bellandur or Manyata every day. Do the morning commute once, at the actual hour, before you commit.
Ready vs under-construction
Under-construction projects are usually cheaper per sq ft and allow staggered payments, but you pay GST, carry rent and EMI together, and take delivery risk. Ready flats cost more upfront but carry no GST and no waiting. Our guide on ready-to-move vs under-construction covers this in detail; for this budget, the gap often comes down to 5% to 10% of the total.
A quick checklist before you shortlist
- Fix your all-in ceiling first, including stamp duty, registration, GST, parking and interiors, then work backwards to the sale price.
- Compare projects on carpet area and price per sq ft of carpet, not super built-up.
- Check the project's RERA Karnataka registration, approved plan and possession date.
- Confirm the khata status (A-Khata or e-Khata through the e-Aasthi system) and that the land falls within the Greater Bengaluru Authority area or the correct planning authority, still listed as BBMP in many old documents.
- Visit at peak commute time and at night, and check water supply and road access during the monsoon.
Frequently Asked Questions
Can I still buy a new 2BHK under 1 crore in Bangalore in 2026?
Yes, mainly in Electronic City, outer Sarjapur Road, Hoskote, Bagalur and Devanahalli, where new launches are roughly ₹6,000 to ₹9,000 per sq ft. In Whitefield core, HSR or Hebbal, that budget usually means a compact or resale 2BHK.
How much extra should I keep aside over the flat price?
Plan for roughly 12% to 20% on top for an under-construction flat, covering about 7.6% stamp duty and registration, 5% GST, parking, deposits and basic interiors. For a ready flat, the GST portion drops away.
Is 1% GST applicable to a 2BHK in Bangalore?
Only if the carpet area is up to 60 sq m and the price is up to ₹45 lakh, since Bangalore counts as a metro. Most 2BHKs in gated projects exceed one or both limits, so they attract 5%.
Is a 3BHK for ₹1.5 crore a better investment than a 2BHK for ₹1 crore?
Not automatically. 2BHKs usually rent and resell faster because more buyers can afford them, while 3BHKs suit families who plan to stay long. Look at rental demand in the specific locality rather than the configuration alone.
Should I stretch my budget to stay closer to the city?
Only if the EMI stays comfortable, usually below 35% to 40% of take-home pay. A shorter commute is valuable, but a stretched loan in an expensive area often costs more than the time you save.
