You have just joined a team at Manyata Tech Park and the cab rides from your PG are wearing you down. A colleague says, look at Thanisandra, you can practically see the office from there. You go for a visit, and on the way back at 6 pm you spend twenty minutes covering two kilometres. Both impressions are true.
Thanisandra is one of the most practical places to live if you work in Manyata or on the northern Outer Ring Road. It is also a lesson in how distance on a map and time on the road are not the same thing in Bengaluru. Here is what to know before you buy.
Where Thanisandra sits
Thanisandra is in north-east Bengaluru, bordering Nagawara, Hebbal and Kammanahalli, and it lies on one of the routes towards the airport. Its spine is Thanisandra Main Road, which runs north from the Nagawara end past the Manyata Tech Park area towards Hegde Nagar and beyond, with dense residential pockets on both sides.
The neighbourhood grew fast over the last fifteen years, from a village on the city edge into a strip of mid-rise and high-rise apartments, with shops, restaurants, hospitals and schools along the main road and the roads branching off it.
Manyata Tech Park: the reason people move here
Manyata Embassy Business Park is a 300-acre office campus at Nagawara on the Outer Ring Road, with about 9.8 million sq ft of buildings. Tenants have included IBM, Cognizant, Nokia, Philips, L&T, Fidelity and many others. It is one of the largest single job clusters in the city.
For a home buyer, that matters in two ways. First, if you work there, a home in Thanisandra can cut your commute to 10 to 20 minutes on most days. Second, it creates a deep pool of tenants, mostly young professionals and couples, which keeps rental demand steady.
Metro: close, but not yet
No metro station sits on Thanisandra Main Road itself. The nearest stations will be at Nagawara, which is planned as an interchange between two lines:
- Pink Line (Kalena Agrahara to Nagawara): The above-ground southern stretch from Kalena Agrahara to Tavarekere is expected to open in mid-November 2026. The underground section north to Nagawara, via stations like Tannery Road, Venkateshpura and Kadugundanahalli, is still being finished and is targeted for 2027.
- Blue Line (KR Puram to airport, Phase 2B): Stops near Thanisandra include Nagawara, Veerannapalya and Kempapura. Reports from August 2026 put the KR Puram to Hebbal section via Nagawara at between December 2027 and March 2028.
Once both lines are running, Nagawara will connect north Bengaluru to the CBD, the southern parts of the city, Whitefield side and the airport. Homes in southern Thanisandra, within an easy walk or a short auto ride of Nagawara, should benefit most. Homes further north on the main road will still need a feeder ride.
Traffic: the honest version
Traffic is the biggest complaint here, and it is worth understanding why:
- Office peaks: Tens of thousands of people head into and out of Manyata at similar times. Junctions near the park gates and on the Outer Ring Road jam up at 9 to 10.30 am and 5.30 to 8 pm.
- Metro construction: Blue Line work along the Outer Ring Road has narrowed roads near Nagawara and Veerannapalya. This should ease once construction ends.
- One main road: Thanisandra Main Road carries most local traffic. Side roads are narrow, and a breakdown or rain can back things up quickly.
- Hebbal: If you head towards the airport or the west via Hebbal, the flyover junction adds time. A new loop opened in August 2025 helped, though traffic police said jams partly shifted elsewhere.
Practical tip: pick a project on the same side of the main road as your office, and check whether there is a back route that avoids the busiest junctions. Ten minutes saved each way adds up to more than 70 hours a year.
Daily life: shops, schools, hospitals
Thanisandra is well served for daily needs. A large mall sits at the Nagawara end of Thanisandra Main Road, and groceries, gyms, clinics and restaurants line the main road. Several CBSE, ICSE and international schools are in Thanisandra and neighbouring Hennur, Hebbal and Hegde Nagar, and multi-speciality hospitals are a short drive away. One civic detail: the main road has piped water and power along its length, but some smaller side lanes still lack Kaveri (BWSSB) connections, so check water supply for each building.
Prices as of November 2026
Listing data from September 2026 puts the Thanisandra average asking price at about ₹11,200 to ₹11,600 per sq ft for apartments, up nearly 5% in a quarter. That places it above Yelahanka and Devanahalli, and well below Hebbal.
Rents are driven by Manyata demand. Well-located 2BHKs in gated projects rent quickly; older standalone buildings rent for noticeably less. Ask the society office for actual recent rents rather than trusting listing figures, which vary widely here.
Worked example
A 1,250 sq ft 3BHK at ₹11,400 per sq ft comes to about ₹1.43 crore for the flat, before stamp duty and registration, car park and interiors. If the same family was spending ₹4,000 a month on cabs to Manyata and switches to walking or a short ride, that saving does not show up in the brochure, but it is real money every month.
Who Thanisandra suits
- People working in Manyata or on the northern Outer Ring Road.
- Investors who want a steady pool of professional tenants.
- Couples and young families who want a central-north location at less than Hebbal prices.
- Buyers planning around the metro, willing to wait until 2027-28 for Nagawara.
It suits less well if you need calm, low-density surroundings, or if your work is in south or east Bengaluru and you would be driving against the whole city every day.
What to check before you buy
- Verify the project on the Karnataka RERA portal, including completion date and any extensions.
- Ask for the water source: Kaveri connection, borewell or tankers.
- Check the khata type and that property tax is paid, especially for resale and standalone buildings.
- Do the commute at 9 am and 6 pm before you sign, not on a Sunday.
- Check which way the building's entry faces: projects with an exit onto a side road can save a lot of time.
- Ask a lawyer to review the title and the occupancy certificate for ready flats.
Frequently asked questions
Which metro station is nearest to Thanisandra?
Nagawara, the interchange between the Pink and Blue lines. Veerannapalya on the Blue Line is also close to Manyata. Neither is open yet as of November 2026.
When will the Pink Line reach Nagawara?
The underground section to Nagawara is targeted for 2027. The above-ground southern stretch is expected to open first, in November 2026.
Is Thanisandra good for rental income?
Demand from Manyata keeps occupancy healthy, especially for 2BHKs in gated projects. Yields are moderate, as in most of Bengaluru, so do not expect rent alone to cover an EMI.
Is Thanisandra cheaper than Hebbal?
Yes, noticeably. Average asking prices in Thanisandra are several thousand rupees per sq ft lower than in Hebbal, as of November 2026.
