Few roads in the city have changed as fast as Sarjapur Road Bangalore. What was a two-lane road through farmland and villages in the early 2000s is now lined with gated communities, international schools and office campuses. This guide explains where Sarjapur Road actually runs, what makes it popular, which sub-areas suit which buyers, rough 2026 prices, and the flooding and traffic issues you should factor in before buying.
Where Sarjapur Road Runs and Why It Grew
Sarjapur Road starts at the Outer Ring Road near Agara and Ibbalur, close to HSR Layout and Bellandur, and runs south-east for roughly 20 km to Sarjapura town. Along the way it passes Kaikondrahalli, Kasavanahalli, Doddakannelli, Carmelaram, Dommasandra and Chikkanayakanahalli.
Its growth is tied to the Outer Ring Road tech corridor. The stretch of ORR between Bellandur, Devarabisanahalli and Marathahalli hosts some of the city's biggest office parks, and Sarjapur Road became the natural place for those employees to live. Wipro's corporate campus at Doddakannelli, right on Sarjapur Road, added to the demand.
Jobs and Commute
The main employment draw is the ORR belt: large tech parks near Bellandur, Kadubeesanahalli and Marathahalli are 15 to 40 minutes away from most Sarjapur Road pockets, depending heavily on traffic. Electronic City is reachable through the Hosa Road and Chandapura routes, and Whitefield via the Varthur–Gunjur road.
If your office is on the ORR, living in the first 5–8 km of Sarjapur Road (Kaikondrahalli to Carmelaram) usually gives the shortest daily commute. Further out towards Dommasandra and Sarjapura town, homes are cheaper and larger, but the drive gets longer.
Upcoming Infrastructure: Metro and Ring Roads
Infrastructure is the main reason buyers are betting on this corridor. Here is where the key projects stand, as of late 2026.
Hebbal–Sarjapur metro (Phase 3A)
Namma Metro's planned Phase 3A line would run roughly 37 km from Sarjapur to Hebbal, via Dommasandra, Kodathi Gate, Carmelaram, Doddakannelli, Kaikondrahalli, Bellandur Gate, Agara and Koramangala. The Karnataka government has approved it and it awaits final clearance from the Centre. Preliminary work such as geotechnical surveys has started, but construction has not. Recent reports put the expected completion around 2033.
That is a long way off. Buy for today's commute, and treat the metro as a long-term bonus rather than a reason to pay a premium now.
Blue Line along the ORR
The Blue Line (Phase 2A) from Central Silk Board to KR Puram runs along the ORR with stations at Agara, Ibbalur, Bellandur and Kadubeesanahalli. Once open, it will help residents near the start of Sarjapur Road reach ORR offices and Whitefield. Recent updates point to an opening around early 2027, but timelines have slipped before, so check the latest.
Peripheral Ring Road (Bengaluru Business Corridor)
The long-delayed Peripheral Ring Road, now renamed the Bengaluru Business Corridor, is planned as a roughly 74 km eight-lane road linking Tumakuru Road to Hosur Road, crossing Sarjapur Road on the way. The BDA has awarded the first package in the north (Madavara to Ballari Road) and is working through land acquisition. The Sarjapur Road section is likely years away.
Sarjapur Road Bangalore Sub-Areas Compared
Kaikondrahalli, Kasavanahalli and Haralur
Closest to ORR and HSR Layout, with mature gated communities, shops and restaurants. Popular with ORR tech professionals. Prices and rents are at the higher end of the corridor, and roads can be crowded at peak hours.
Doddakannelli and Carmelaram
Around Wipro and the Carmelaram railway station. A mix of older and newer projects, good access to the ORR, and slightly lower prices than the first stretch. The Wipro junction is a well-known traffic bottleneck.
Dommasandra, Chikkanayakanahalli and Kodathi
The mid-section, where the international school cluster sits and many newer large-format projects have launched. Good value for families who want space, but the commute to ORR is longer.
Sompura, Muthanallur and Sarjapura town
The outer end, with plotted developments, villas and newer apartment projects at lower prices. Best for buyers with a long horizon or those working from home part of the week. Civic infrastructure is still developing in many pockets.
Schools, Hospitals and Daily Life
Sarjapur Road is known for its schools cluster. The International School Bangalore (TISB), Indus International School, Greenwood High, Inventure Academy and DPS East are all on or near the corridor, along with many CBSE and ICSE schools. Families often choose a home based on the school bus route.
For healthcare, Manipal Hospital on Sarjapur Road and a number of multispecialty and maternity hospitals serve the area, with larger hospitals in Bellandur, HSR Layout and Koramangala. Daily shopping is well covered closer to the ORR end; further out, residents often drive to HSR or Koramangala.
Prices and Rents in 2026
Sarjapur Road saw one of the sharpest price runs in the city. Market reports put the average at around ₹6,000 per sq ft at the end of 2021 and close to ₹10,800 per sq ft by mid-2026, with prices largely flat over the first half of this year. Ranges below are rough, as of 2026, and vary by pocket and builder.
- Near ORR (Kasavanahalli, Haralur, Kaikondrahalli): roughly ₹10,500 to ₹14,000 per sq ft
- Mid-section (Dommasandra, Chikkanayakanahalli): roughly ₹8,500 to ₹11,500 per sq ft
- Outer end (Sompura, Sarjapura town): generally lower, with plots and villas also available
- 2BHK rent: roughly ₹25,000 to ₹50,000 a month, highest near the ORR end

Flooding and Traffic: What to Check
Flooding
Parts of the corridor sit in low-lying areas fed by lakes like Bellandur, Kaikondrahalli and Varthur. During the heavy rains of September 2022, several layouts near the ORR and Sarjapur Road flooded badly, and some low-lying pockets still see waterlogging in heavy downpours. Before you buy:
- Ask residents and security staff whether the basement or approach road flooded in recent monsoons
- Check if the project is next to a lake, a raja kaluve (storm-water drain) or its buffer zone
- Look at the ground level of the plot compared with the main road
- Visit once during or right after heavy rain if you can
Traffic
The road is still largely a single arterial route, so peak-hour traffic is heavy, especially near Wipro junction, Dommasandra circle and the ORR end. School-bus timings add to the morning rush. Time your commute at peak hours during a site visit, not on a Sunday.
Water and civic status
Many projects here depend on borewells and tankers. Ask about the water source and summer tanker costs. Check the property's e-Khata under the Greater Bengaluru Authority (formerly BBMP) or panchayat records for outer areas, and verify new projects on RERA Karnataka.
Frequently Asked Questions
Is Sarjapur Road a good place to buy a flat?
For people working on the ORR or in the Bellandur area, it is one of the most popular choices, with strong rental demand and good schools. Choose the pocket based on commute and check flooding risk carefully.
When will the Sarjapur metro be ready?
The Hebbal–Sarjapur line (Phase 3A) is approved by the state and awaits central clearance. Recent reports estimate completion around 2033, so it is a long-term factor, not a near-term one.
What is the price per sq ft on Sarjapur Road in 2026?
Roughly ₹10,000 to ₹14,000 per sq ft near the ORR end and lower further out, with the corridor average around ₹10,800 per sq ft as per mid-2026 market reports. Check current listings before deciding.
Does Sarjapur Road flood?
Some low-lying pockets near lakes and storm-water drains have flooded during very heavy rain, most notably in September 2022. Many projects stay dry, so check each project's history individually.
Which is better, Sarjapur Road or Whitefield?
Sarjapur Road suits ORR commuters and families focused on its schools cluster. Whitefield has the Purple Line metro today. Your office location usually decides it.
Sarjapur Road works well for buyers who match the pocket to their commute and do their homework on drainage and approvals. Skyros Estates can help you shortlist projects, plan site visits and check documents along the way.
