Your parents want to move closer to you, or you want a house with a terrace and a small garden for your children, not a fourteenth-floor flat. You have a budget, a list of must-haves, and a feeling that RR Nagar might fit: older trees, temples, quiet streets, and a metro station. Then you see a mix of 30-year-old houses, small builder floors and new gated towers, all priced very differently.
Rajarajeshwari Nagar, almost always called RR Nagar, is one of west Bengaluru's most established neighbourhoods. This guide explains where it is, how you get around, what daily life is like, and above all how to choose between an independent house in a layout and an apartment.
Where RR Nagar is
RR Nagar lies off Mysore Road in west Bengaluru. The well-known arch on Mysore Road is its main entrance. Bangalore University and Nagarbhavi are to the north, Kengeri to the south-west, and Hosakerehalli to the east. It takes its name from the Rajarajeshwari temple, whose foundation stone was laid in 1960, and the area grew around it.
It used to be a separate town council before being merged into the city corporation in 2007, and is now part of Greater Bengaluru. That history explains the mix you see today: older society and private layouts with independent houses, newer apartment buildings, and larger gated projects at the edges towards Kengeri and Uttarahalli.
Getting around: metro and roads
- Metro: The Purple Line has a Rajarajeshwari Nagar station on Mysore Road, with Pantharapalya-Nayandahalli and Jnanabharathi on either side. The line runs through Majestic and MG Road towards Whitefield, so the city centre is a direct ride.
- Roads: Mysore Road is the main artery. The NICE Road access near Kengeri connects you to Kanakapura Road, Bannerghatta Road and Electronic City, and the Outer Ring Road is reachable via Nagarbhavi.
- Out of town: The Bengaluru-Mysuru expressway starts a short drive away, handy for weekend trips.
How useful the metro is depends on where in RR Nagar you live. The area is large, and many homes are 2 to 4 km from the station. Check that distance for any home you shortlist.
Schools, colleges and hospitals
- Schools: Families choose RR Nagar partly for its schools, which include National Hill View Public School and a wide range of CBSE, ICSE and state board options within the area and nearby Kengeri. Check admissions timelines early.
- Colleges: Global Academy of Technology is in RR Nagar, Bangalore University's Jnanabharathi campus is next door, and RV College of Engineering is a short drive down Mysore Road.
- Hospitals: Sparsh Hospital in RR Nagar, BGS Gleneagles Global Hospital near Kengeri, and Rajarajeswari Medical College and Hospital on Mysore Road.
- Daily life: Temples, local markets, parks and neighbourhood shopping. It feels like a settled residential area rather than a commercial hub. Several well-known names from the Kannada film world live here.
Layouts vs apartments: the real decision
This is where RR Nagar differs from newer suburbs. A large share of homes are independent houses or small builder floors on plots in older layouts. Here is how the two options compare.
Independent house or builder floor in a layout
- You own land. Over the long run, land usually holds value better than an apartment's share of land.
- Space and control. A terrace, your own parking, freedom to rebuild or add a floor (with approval), and no monthly maintenance to a society.
- Rental income. Many owners live on one floor and rent the others, which can cover part of the loan.
- More homework. Older layouts were formed by different bodies over the decades, including housing co-operative societies and private developers. Title chains can be long, and some properties have B-khata or deviation issues that affect loans and resale.
- Upkeep is on you. Water, security, repairs and sump cleaning are your responsibility.
Apartment
- Simpler paperwork in a RERA-registered project, with one builder and one set of approvals to check.
- Security, power backup and amenities handled by the society.
- Lower entry price for the same carpet area in most cases.
- Less land value and a monthly maintenance bill. Small older buildings may lack lifts or proper parking.
A worked example. Say you have about ₹1.6 crore. In an older RR Nagar layout, that might stretch to an older independent house on a 30x40 site that needs work, or a newer builder floor. In a gated apartment project, the same money buys a large new 3BHK with amenities. If you plan to stay 15 years or more and like the idea of rental floors, the house can make sense. If you want low effort and easy resale, the apartment usually wins. Actual prices vary widely by street, so use these as a way to think, not a quote.
What homes cost
Property portals do not agree, and recent figures are thin. Listing data from 2025 put the average asking price for a 2BHK apartment in RR Nagar at around ₹7,500 per sq ft, and prices have risen since, so check current listings for the street you want. Independent houses are priced mainly on land value, which varies a lot by layout, road width and distance from Mysore Road. Broadly, RR Nagar costs less than comparable south and east Bengaluru localities but more than the outer pockets near Kengeri, as of November 2026.
The downsides, honestly
- Far from the eastern job hubs. If you work in Whitefield, on the Outer Ring Road or in Manyata, the daily commute is long and unlikely to get much shorter.
- Uneven roads and pockets. Some layouts have narrow or poorly maintained roads, and a few low-lying streets waterlog in heavy rain.
- Older houses need money. Wiring, plumbing and waterproofing in a 25-year-old house can cost several lakh.
- Slower appreciation. West Bengaluru has historically grown more steadily than the IT corridors. That suits end users more than short-term investors.
Who RR Nagar suits
It suits families who want a settled neighbourhood with schools and hospitals nearby, people who work in central, south or west Bengaluru, retirees and parents moving closer to children, and buyers who want an independent house within city limits without paying south Bengaluru prices. It is a weaker fit if both earners work on the eastern side.
What to check before buying in RR Nagar
- Title chain going back at least 30 years, and how the layout was formed. For society layouts, check the allotment records.
- Khata type. Confirm A-khata or the current equivalent. B-khata properties can make home loans and resale harder.
- Approved plan vs what is built. Extra floors or setback violations are common in older houses.
- Encumbrance certificate from Kaveri for the full period, to confirm no loans or disputes on the property.
- For apartments, check the Karnataka RERA registration (for newer projects), occupancy certificate and the society's finances.
- Distance to the metro and the condition of the approach road in the monsoon.
- Water. Ask about the Cauvery connection and borewell backup.
Older layout properties can have complicated paperwork, so ask a property lawyer to check the title before you pay any advance, and a CA about tax if you plan to rent out floors.

Yes. Rajarajeshwari Nagar station is on the Purple Line along Mysore Road, with Pantharapalya-Nayandahalli and Jnanabharathi stations nearby.
Is RR Nagar good for families?
It is popular with families for its schools, hospitals, temples and quieter residential streets. The main drawback is distance from the eastern IT hubs.
Should I buy an independent house or a flat in RR Nagar?
A house gives you land, space and possible rental income but needs careful document checks and upkeep. A flat is simpler and usually cheaper for the same space.
