The Outer Ring Road in Bangalore is where a large share of the city's tech workforce spends its weekdays. The stretch from Silk Board to KR Puram, and on to Hebbal, is lined with office parks, and the neighbourhoods on either side are some of the most rented and most debated in the city. If you work here, the question is whether to live close by, and if so, which pocket. This guide compares the main sub-areas, the metro timeline, and what renting and buying cost in 2026.
What the ORR tech corridor actually is
The Outer Ring Road is a roughly semicircular arterial road around the eastern and northern city. The busiest office stretch runs between Central Silk Board and KR Puram, passing HSR Layout, Agara, Bellandur, Kadubeesanahalli, Marathahalli and Mahadevapura. North of KR Puram, the road continues through Nagawara to Hebbal.
The large office campuses along it include:
- RMZ Ecospace and RMZ Ecoworld around Bellandur and Devarabeesanahalli
- Embassy Tech Village at Devarabeesanahalli, near Kadubeesanahalli
- Prestige Tech Park at Kadubeesanahalli, near Marathahalli
- Bagmane World Technology Center at Mahadevapura
- Manyata Tech Park at the northern end, between Nagawara and Hebbal
Together these make the ORR one of the densest office belts in India, which is why housing within a few kilometres of it stays in demand for both renting and buying.
The Blue Line metro on the Outer Ring Road
The biggest change coming to the corridor is the Namma Metro Blue Line. Its first section, known as Phase 2A, runs about 19.75 km along the ORR from Central Silk Board to KR Puram with 13 stations, all built above road level:
- Central Silk Board, HSR Layout, Agara, Ibbalur, Bellandur and Kadubeesanahalli
- Kodibeesanahalli, Marathahalli, ISRO, Doddanekundi, DRDO Sports Complex, Saraswathi Nagar and KR Puram
Silk Board will connect with the Yellow Line towards Electronic City, and KR Puram with the Purple Line towards Whitefield and the city centre. The second section, Phase 2B, continues from KR Puram through Hebbal to the airport.
Timelines have slipped several times. As of the latest reports in 2026, trial runs on part of the ORR stretch were expected from around October 2026, with passenger service on Silk Board to KR Puram reported for around March 2027, and the full line to the airport targeted for around March 2028. Treat these as estimates and check BMRCL's announcements before you buy on the strength of a station.
Traffic reality: what the daily commute feels like
Until the metro opens, the ORR is a road you plan your day around. Peak hours stretch roughly from 8 to 11 in the morning and 5 to 9 in the evening, and a 6 km trip can take far longer than the distance suggests. Metro construction has narrowed sections of the road for years.
Rain makes it worse. During the heavy rains of late August and early September 2022, the ORR near Bellandur and Ecospace was flooded, and nearby layouts on Sarjapur Road and in Yemalur were waterlogged for days. Low-lying pockets near lakes and storm-water drains are the ones to check closely.
The practical lesson: living within walking or short cycling distance of your office, or of a future metro station, matters more on the ORR than almost anywhere else in Bangalore.
Outer Ring Road Bangalore sub-areas compared
Prices below are rough ranges as of 2026 from portal and market data. Sources differ widely, especially between resale averages and new-launch prices, so use them to compare areas rather than to fix a budget.
HSR Layout
A planned BDA layout with wide roads, parks, restaurants and a strong start-up presence. It is the most expensive of the group: new launches roughly ₹11,000 to ₹18,000 per sq ft, with much of the housing in independent buildings rather than large gated projects. Close to Silk Board, so the Yellow and Blue Lines both help.
Agara and Ibbalur
Small pockets between HSR and Bellandur, next to Agara Lake. Mostly mid-sized apartment buildings and a few gated projects. Good if you work at Ecospace or the Bellandur end and want quieter streets.
Bellandur
Next to the largest office cluster, with many large gated communities. Resale averages on portals sit around ₹8,500 to ₹9,500 per sq ft, while newer projects ask well above that. Flood risk and the lake's sewage history mean the specific building matters a lot; see our guide on lake view apartments for what to check.
Kadubeesanahalli and Devarabeesanahalli
Right beside Embassy Tech Village and Prestige Tech Park. Price data here is unusually inconsistent, ranging from older stock in the ₹6,000s per sq ft to newer projects well above ₹10,000. Walk-to-work is realistic, but internal roads are narrow.
Marathahalli
Older, busier and more affordable, with a large market, good bus links and resale averages roughly around ₹8,000 to ₹8,500 per sq ft. It suits renters and first-time buyers who want to be central to the corridor without HSR prices.
Hebbal end
At the northern end, Hebbal core and its lake-side projects are expensive, roughly ₹14,500 to ₹18,000 per sq ft for new launches. Nearby Thanisandra, Hennur and Jakkur are cheaper, roughly ₹9,000 to ₹13,000, and serve Manyata Tech Park and the airport road. Our North Bangalore investment guide covers this side in more depth.
Renting vs buying near the ORR
Rents along the corridor are high because demand from tech employees is steady. As a rough guide in 2026, a semi-furnished 1,000 to 1,100 sq ft 2BHK in a Bellandur gated community lists around ₹40,000 to ₹47,000 a month plus maintenance, while Marathahalli and Brookefield listings run lower, roughly ₹28,000 to ₹36,000. HSR varies widely between independent buildings and gated projects.
Renting makes more sense if your job could move to Whitefield, Manyata or the airport side in a few years, or if you are waiting to see which metro stations actually open on time. Buying makes more sense if you are settled in the corridor, want to stay five years or more, and can find a home within a short walk of a planned station. Our guide on renting vs buying for IT professionals walks through the EMI-versus-rent maths.
Checklist before you commit to an ORR home
- Map your door-to-desk commute at peak hour, both by road and via the nearest planned metro station.
- Check whether the building or its access road flooded in 2022 or any recent monsoon.
- Confirm the project's RERA Karnataka registration and occupancy certificate for ready flats.
- Check khata status through e-Aasthi with the Greater Bengaluru Authority (still called BBMP in many records).
- Ask about water supply: Cauvery connection or borewell and tanker dependence.
- Compare at least one project in a cheaper sub-area against your first choice, on carpet area and per-sq-ft price.
Frequently Asked Questions
When will the Outer Ring Road metro open?
The Silk Board to KR Puram stretch of the Blue Line was reported in 2026 to be headed for passenger service around March 2027, after trials. The full line to the airport is targeted for around March 2028. Dates have slipped before, so check BMRCL updates.
Which is the best area to live near the Outer Ring Road?
It depends on your office. HSR suits those at the Silk Board end who want amenities, Bellandur and Kadubeesanahalli suit those at Ecospace or Embassy Tech Village, and Marathahalli offers the best value in the middle of the corridor.
Is it better to rent or buy near the ORR in 2026?
Rent if your job location is uncertain or you want to wait for the metro to open. Buy if you plan to stay five years or more and can secure a home near a planned station at a fair price.
Does the Outer Ring Road flood?
Parts of it did, notably around Bellandur, Ecospace and nearby layouts in 2022. Risk depends on the exact location, so check the building's elevation, drainage and past flood history.
How much does a 2BHK cost near the Outer Ring Road?
As a rough guide, a resale 2BHK in Marathahalli or Bellandur often falls between ₹90 lakh and ₹1.3 crore depending on size and age, while new launches and HSR flats run higher. Check current listings, as prices vary building to building.
If you work on the ORR and want to compare these pockets properly, Skyros Estates can shortlist homes near your office and future metro stations, arrange site visits and check the documents.
