Old Madras Road Bangalore is one of the city's oldest highways and one of its busiest new housing corridors. It starts near Ulsoor and Indiranagar, runs east through KR Puram, and continues as NH-75 past Battarahalli, Budigere Cross and Hoskote towards Kolar. This guide focuses on the stretch beyond KR Puram, where most new apartments are coming up, and is honest about what it is like to live there today.
Where Old Madras Road fits on the map
Think of the corridor in two parts. The inner stretch, from Indiranagar and Baiyappanahalli to KR Puram, is established city with older housing, defence land and a few premium high-rises. The outer stretch, from KR Puram out to Hoskote, is where land was available and where most large projects launched over the last decade.
The outer stretch sits between two big job zones. Whitefield and ITPL lie to the south, and the airport-side industrial belt lies to the north via Budigere and Devanahalli. That position is the main reason buyers look here.
Connectivity: metro, Whitefield and the ORR
Purple Line metro
The Purple Line has run all the way to Whitefield (Kadugodi) since October 2023, and it serves the inner stretch through Baiyappanahalli, Benniganahalli and KR Puram stations. KR Puram will also be an interchange with the Blue Line. As of October 2026, trial runs on the Silk Board to KR Puram section were expected to begin, with the line to the airport via Hebbal targeted for 2027–28.
Beyond KR Puram, there is no metro yet. BMRCL is studying a roughly 16–17 km extension from KR Puram to Hoskote, possibly as a double-decker with a road. Reported proposed stops include Battarahalli, Medahalli, Avalahalli and Budigere Cross. It is at the study stage, not approved, so do not pay for it in today's price.
Whitefield and the Outer Ring Road
From Battarahalli or Medahalli, Whitefield and ITPL are close by distance, but the roads in between are narrow and crowded at peak hours. The Outer Ring Road meets Old Madras Road at the KR Puram (Tin Factory) junction, which is one of the city's well-known bottlenecks.
STRR and the expressway at Hoskote
At Hoskote, the corridor meets the Satellite Town Ring Road, whose Dobaspet–Devanahalli–Hoskote section is already open, and the start of the Bengaluru–Chennai Expressway. The Budigere Cross–Devanahalli road is a useful back route to the airport without entering the city.
Sub-areas along the corridor
Battarahalli and Medahalli
The closest pockets to KR Puram, with older independent houses, mid-size apartments and easy access to KR Puram station by road. Good for buyers who want to stay near the city without inner-city prices, though lanes are congested.
Avalahalli and Virgonagar side
A quieter belt with a mix of layouts, villas and newer apartments, close to the Virgonagar railway station on the Bengaluru–Chennai line. Daily shopping and schools are adequate but thinner than in KR Puram.
Budigere Cross
The junction where the road to Budigere and Devanahalli branches off. This is where many large gated projects have launched, and it is the corridor's main new-housing cluster. Appeal is strongest for families who work in Whitefield or on the airport side.
Hoskote
A town in its own right, with its own market, hospitals and schools, and growing warehousing and industrial jobs because of the STRR and expressway. It behaves like a separate market from the city end of the road, with lower prices and lower rental demand.
Rough prices on Old Madras Road Bangalore in 2026
Price data for this corridor varies a lot between portals, so treat these as rough asking ranges as of 2026, not transaction values:
- Inner Old Madras Road (Indiranagar side to KR Puram): premium projects can be well above ₹12,000 per sq ft; overall averages quoted roughly ₹8,000–11,000 per sq ft.
- Battarahalli to Budigere Cross: most new launches roughly in the ₹7,000–10,000 per sq ft band, depending on the builder and distance from KR Puram.
- Hoskote: roughly ₹7,000–10,000 per sq ft for apartments, with large variation between projects.
A typical 2BHK of 1,100–1,250 sq ft in a new gated project beyond KR Puram would therefore cost very roughly ₹80 lakh to ₹1.2 crore before extra charges. Check registered sale values on Kaveri 2.0 for the specific project, and see our guide on the hidden costs of buying a flat.
Traffic and water: the honest picture
Traffic is the biggest daily trade-off. The Tin Factory–KR Puram junction can add 20–40 minutes at peak hours, and heavy vehicles use NH-75 towards Kolar and Chennai. Living close to your office, or close to a metro station, matters more here than in most corridors.
Water depends on where you are. Parts of the inner stretch inside city limits get BWSSB Cauvery supply, and Cauvery Stage V was meant to extend this to more merged villages in the Mahadevapura zone. Further out, most apartments rely on borewells and tankers, with their own water treatment and STPs. Ask any project for its water source, monthly tanker cost and the association's recent maintenance bills.
Approvals also change along the road. City-side projects fall under the Greater Bengaluru Authority (the old BBMP), while Hoskote and nearby villages fall under the BMRDA region with the Hoskote Planning Authority. Check which applies, along with RERA Karnataka registration.
What to check before buying here
- Map your commute from the exact project gate to your office at 9 am and 6 pm on a weekday, including the KR Puram junction if it is on your route.
- Confirm the authority: Greater Bengaluru Authority or BMRDA region, the sanctioned plan number, and RERA Karnataka registration with the promised completion date.
- Ask for water details: BWSSB connection or borewells, tanker spend per month, and the size of the STP and water treatment plant.
- Check what is next to the site. Highway frontage brings convenience but also truck noise and dust. Ask about any land notified for road widening or the Business Corridor alignment.
- Compare registered prices for resale flats in older nearby projects on Kaveri 2.0, so you know whether a new launch is priced fairly.
- Visit on a weekday evening to see real street lighting, footpaths and how far daily shopping actually is.
Who Old Madras Road suits
- Whitefield and Mahadevapura professionals who want more space for the money and can live close to their office
- Families working on the airport side who can use the Budigere–Devanahalli road
- Long-term buyers comfortable holding through metro and road works for several years
- Hoskote locals and business owners linked to the town's industry and warehousing
It suits you less if you work in south Bengaluru, need strong rental income right away, or cannot handle a daily commute through the KR Puram junction.
Frequently Asked Questions
Is Old Madras Road Bangalore a good place to buy a flat?
It offers more space for the money than Whitefield or Indiranagar and sits between two job zones. It works best if your office is in east Bengaluru or the airport belt and you are comfortable with peak-hour traffic.
Does Old Madras Road have a metro?
The Purple Line serves the inner stretch up to KR Puram and on to Whitefield. A KR Puram to Hoskote extension is only being studied, so there is no metro beyond KR Puram yet.
How far is Hoskote from Whitefield?
Roughly 15–20 km depending on the route, but travel time varies a lot with traffic. Drive it at peak hours before deciding.
Is Hoskote part of Bengaluru city?
No. Hoskote is a separate town outside city limits, under the BMRDA region and the Hoskote Planning Authority, not the Greater Bengaluru Authority.
Do apartments on Old Madras Road get Cauvery water?
Some city-side areas do. Most projects beyond KR Puram rely on borewells and tankers, so ask each builder or association for their actual water source.
