Your budget is about ₹70 to ₹90 lakh, you want a proper 2BHK or a compact 3BHK, and you would like to reach the city without depending on a car. East Bengaluru prices have run away from you. Someone suggests Mysore Road, and you realise you have barely driven down it except on the way to Mysuru.
Mysore Road is one of the few corridors in Bengaluru where the metro is already finished, the price per sq ft is still reasonable, and there is a fast highway out of town. It also has real trade-offs. Here is how it works on the ground.
The corridor at a glance
Mysore Road runs south-west from the city towards Mysuru. Close in, it passes Deepanjali Nagar, Nayandahalli and the arch into Rajarajeshwari Nagar. Further out come Jnanabharathi (Bangalore University), Pattanagere, Kengeri and Challaghatta, with the NICE Road crossing near Kengeri and the Bengaluru-Mysuru expressway starting just beyond.
Kengeri began as a BDA satellite town more than 30 years ago and was later brought inside city limits. The wider area mixes older layouts, independent houses, mid-size apartment projects and newer townships, with Bidadi's industrial area a short drive further out.
Metro: the Purple Line is already here
This is the corridor's biggest advantage. The Purple Line reached Mysuru Road station in 2015, extended to Kengeri in August 2021 and to Challaghatta in October 2023. The stations along the road are:
- Mysuru Road
- Pantharapalya-Nayandahalli
- Rajarajeshwari Nagar
- Jnanabharathi
- Pattanagere
- Kengeri Bus Terminal
- Kengeri
- Challaghatta
The Purple Line runs straight through Majestic (change for the Green Line), MG Road and on to Whitefield. So from Kengeri you can reach the city centre without a single road junction, and even Whitefield without changing trains, though that is a very long ride. Kengeri also has a railway station on the Bengaluru-Mysuru line.
NICE Road and the expressway
NICE Road has access gates near Kengeri that connect you, via a tolled peripheral road, to Kanakapura Road, Bannerghatta Road and Electronic City in the south, and Tumkur Road in the north. If you work in Electronic City, this can be quicker than crossing the city, though the toll adds up for a daily commute.
The Bengaluru-Mysuru expressway (NH 275) opened in March 2023 and starts near the NICE Road junction. A Mysuru trip that once took around three hours now takes roughly 75 to 90 minutes. Tolls have been revised twice in 2026 (in April and July), and reports put the cumulative rise at close to 37% since launch. The expressway has also had a poor safety record, with NHAI data showing 215 deaths in its first three years. For residents, it mainly helps weekend trips and work in Bidadi, Ramanagara or Mysuru.
What homes cost in 2026
Asking prices on property portals vary by source, but as of mid to late 2026, most put Mysore Road apartments at roughly ₹7,000 to ₹9,000 per sq ft. Units right next to a metro station ask more, sometimes above ₹9,000, while developing pockets further out can be closer to ₹5,500. Kengeri generally sits at the lower end of the range. Listings for 2BHK and 3BHK homes in Kengeri and Mysore Road projects run from roughly ₹35 lakh to ₹1.3 crore depending on size and builder. These are asking prices as of November 2026, not registered sale values.
A worked example. A 1,250 sq ft 3BHK at ₹7,600 per sq ft costs ₹95 lakh. Add stamp duty, registration, GST if it is under construction, a car park and interiors, and plan for ₹1.08 to ₹1.12 crore all in. The same carpet area in a comparable east Bengaluru locality would usually cost noticeably more.
Jobs, schools and hospitals nearby
- Workplaces: Global Village Tech Park near Kengeri, the Bidadi industrial area further out, and central Bengaluru by metro. The big eastern tech hubs are far.
- Colleges: RV College of Engineering, RNS Institute of Technology, JSS Academy of Technical Education, SJB Institute of Technology and Bangalore University are all along or near the road, which also creates steady demand for rentals and PGs.
- Schools: A good spread of CBSE and state board schools in RR Nagar, Kengeri and nearby layouts. Visit and check admissions early, as popular schools fill fast.
- Hospitals: Rajarajeswari Medical College and Hospital on Mysore Road, BGS Gleneagles Global Hospital near Kengeri, and multispeciality hospitals in RR Nagar.
The downsides, honestly
- The commute east. If you or your partner work on the Outer Ring Road, in Whitefield or in Manyata, the daily trip is long by road and long by metro. This is the single biggest reason to think twice.
- Road traffic near the city. The stretch around Nayandahalli and the approach to the city gets heavily congested, so the metro matters more here than in many areas.
- Uneven neighbourhoods. Pockets next to a metro station are very different from areas 3 to 4 km off the main road with poor approach roads.
- Slower price growth in the past. West Bengaluru has historically appreciated more slowly than the eastern IT corridors. Buy here to live or for steady rent, not for a quick jump.
- Water. Some newer projects on the outskirts depend partly on borewells and tankers.
Who Mysore Road suits
It suits people who work in central, west or south-west Bengaluru, families who want more space for the money, buyers who want to rely on the metro, and those with family or work links to Mysuru or Ramanagara. It also suits landlords targeting students and staff of the many colleges. It is a weaker fit for a two-income household where both partners work in east Bengaluru.
What to check before buying here
- Walk to the station. Time the walk or auto ride from the gate to the nearest Purple Line station. Under 10 minutes is what makes the metro useful every day.
- RERA registration for any under-construction project, on rera.karnataka.gov.in, plus the builder's delivery record.
- Approvals and khata. Some outer pockets fall under BMRDA or panchayat limits. Check the approving authority, the plan sanction and which khata or property record you will get.
- Approach road and drainage. Visit after rain. Some low-lying roads off Mysore Road flood or turn to mud.
- Water plan. Ask whether the project has a Cauvery connection or relies on borewells and tankers.
- Price per carpet sq ft. Compare projects on carpet area, not super built-up.
Documents and tax treatment vary by property, so get a lawyer to check title and approvals and a CA to advise on tax for your situation.
