HSR Layout Bangalore Area Guide 2026: Prices, Rents, Metro and Resale

HSR Layout asking prices average around ₹12,750 a sq ft, yet a 2BHK rents for ₹22,000 to ₹35,000. Here is what that gap means if you want to live here or invest.

You work at a startup on 27th Main, or in one of the tech parks on the Outer Ring Road, and you are tired of the commute from wherever you live now. Every second friend seems to live in HSR Layout. The cafés are good, the roads are wide, and you can walk to dinner. Then you open a few listings and see what a 2BHK costs.

HSR Layout is one of Bengaluru's most wanted addresses, and it is priced like it. This guide covers what you actually get for the money, how resale compares with new homes nearby, what rents look like, where the metro stands, and the checks that matter before you sign.

Where HSR Layout is and why people want it

The name stands for Hosur Sarjapur Road Layout. The Bangalore Development Authority (BDA) began developing it in 1985, partly on land reclaimed from Agara Lake, and planned it as a grid of seven sectors with numbered main and cross roads. That planning is still its biggest advantage: wide, tree-lined internal roads, parks in most sectors, and a central BDA Complex with offices and shops.

It sits between Hosur Road and Sarjapur Road, about 2 km from Koramangala, with Silk Board junction on one edge and the Outer Ring Road tech belt (Bellandur, Kadubeesanahalli) a short drive away. Electronic City is reachable down Hosur Road. When Koramangala became too expensive for young companies, many moved here, and HSR now has one of the densest clusters of co-working spaces in the city. That is why it is often called Bengaluru's startup neighbourhood.

What homes cost in 2026

There is no official price index for a single neighbourhood, so the best guide is asking prices on listings. As of mid-2026, portal data put the average asking price for HSR apartments at about ₹12,750 per sq ft, with most listings between roughly ₹8,700 and ₹15,850 per sq ft. Sector-level averages vary a lot: Sector 1 sits at the top end (around ₹15,000), while parts of Sector 6 list nearer ₹9,000 to ₹10,000. These are asking prices, not registered sale values, and they can change, so treat them as a starting point as of November 2026.

A quick worked example. A 1,200 sq ft (super built-up) 2BHK resale flat at ₹11,000 per sq ft costs ₹1.32 crore. Add stamp duty and registration (see our guide on stamp duty in Bangalore), a car park if it is sold separately, society transfer charges and some repairs, and you are close to ₹1.45 crore all in. That is the real entry ticket for a mid-range flat here.

Resale inside HSR vs new projects nearby

HSR is built out. Very little new apartment supply comes up inside the layout itself, and what does is usually a small building on a single plot. Your real choice is between:

  • Resale flats inside HSR. Mostly 10 to 25 year old buildings, often low-rise, with fewer amenities but a central address. Check the building's age, structural condition, lift and water arrangements, and whether the society has a sinking fund.
  • Independent houses and builder floors. Common on BDA sites across the sectors. Plenty are now split into floors for rent. These carry land value, but prices are high and you must check the approved plan versus what was actually built.
  • New gated projects at the edges. Fresh inventory sits on Haralur Road and in the area people call HSR Extension, including some lakeside projects. You get a clubhouse and newer construction, but you are no longer in the planned grid, and some roads are narrow.

A simple rule: if walkability and the HSR address matter most, buy resale inside the sectors and budget for upgrades. If you want amenities and a newer building, look at the edges and accept a slightly longer drive to the core.

Rents and what they mean for investors

Demand from young professionals keeps HSR rentals busy. As of mid-2026, a semi-furnished 2BHK typically rents for ₹22,000 to ₹35,000 a month, with well-located or furnished units asking more. Older or smaller flats on rent-listing sites start lower, around ₹12,000 to ₹15,000 for compact units.

Run the numbers on the ₹1.32 crore flat above. At ₹32,000 a month, rent is about ₹3.84 lakh a year, which is a gross yield of roughly 2.9% before maintenance, property tax and vacancy. A home loan on that flat would cost far more each month than the rent covers. So HSR works as an investment only if you plan to hold for many years and are comfortable with modest yields in exchange for steady demand and easy re-letting.

Metro: what is running and what is not

Yellow Line (running). The RV Road to Bommasandra line opened in August 2025. Its Central Silk Board station is on the edge of HSR, and the line runs south along Hosur Road through Bommanahalli and Electronic City. BMRCL has been adding trains through 2026, and reports from mid-2026 put peak waits at around seven to ten minutes. Check the Namma Metro app for current timings.

Blue Line (under construction). The Silk Board to KR Puram stretch along the Outer Ring Road will have an HSR Layout station and then stops at Agara, Bellandur and onwards. It was meant to open in June 2026. Recent reports say trial runs may start on part of the route and that opening has slipped into 2027. Do not pay a premium for a flat on the assumption that this station opens soon.

Schools, hospitals and daily life

  • Schools: National Public School (Kudlu), JSS Public School, Euro School HSR and Narayana School are among the options, plus many Montessori and pre-schools. Many families also look at schools on Sarjapur Road.
  • Colleges: Oxford College and NIFT are in the area.
  • Hospitals: Narayana Multispeciality, Primus and Lotus Multi Specialty are within the layout, with larger hospitals on Hosur Road and the Outer Ring Road.
  • Everyday: Agara Lake for walks, parks in most sectors, restaurants on 27th Main and 19th Main, and the BDA Complex for errands.

The downsides, honestly

  • Price. You pay a large premium for location. Family-sized flats here cost what a bigger, newer home costs further out.
  • Traffic at the edges. Silk Board junction, the Outer Ring Road and Sarjapur Road are among the slowest stretches in Bengaluru at peak hours. Inside the sectors it is calmer, but getting out can take time.
  • Commercial creep. Houses in residential streets have turned into offices, cafés and co-living buildings. Parking and noise vary a lot from one street to the next.
  • Older buildings. Many resale flats need plumbing, waterproofing or lift upgrades. Price this in.
  • Low-lying pockets. Some areas near the lake side flood in heavy rain. Ask neighbours, not just the seller.

Who HSR Layout suits

It suits working couples and families who want to be near the startup cluster, Koramangala and the ORR, who value walkable streets and parks, and who can stretch the budget. It suits long-term investors who want steady tenant demand. It is a weaker fit if you need a large new home on a tight budget, or if you want quick price growth from here.

What to check before you buy here

  1. Sector and street. Visit at 9 am and 7 pm. A quiet cross road and a busy commercial main road in the same sector are very different places to live.
  2. Title and approvals. For BDA sites, trace the allotment and sale chain. Check the approved building plan, occupancy certificate (for newer buildings) and khata.
  3. Deviations. Many buildings added floors beyond the plan. Unapproved floors can cause trouble with loans and resale.
  4. Water and power. Ask how much the building relies on tankers and whether it has a Cauvery connection.
  5. For new projects at the edges, confirm the Karnataka RERA registration and completion date on rera.karnataka.gov.in.
  6. Rental reality. If you are investing, look at what similar flats in the same building actually rented for, not asking rents.

Property title and tax questions vary by case, so have a property lawyer check documents and a CA advise on taxes before you commit.

Frequently asked questions

Is HSR Layout a good place to buy a flat in 2026?

For living, yes, if the budget fits: it has good planning, parks, schools and short commutes to the startup cluster and ORR. For pure investment, yields are low, so it suits long holding periods rather than quick gains.

Which metro station serves HSR Layout?

Right now, Central Silk Board on the Yellow Line is the closest working station. The HSR Layout station on the Blue Line is still being built, with recent reports pointing to a 2027 opening.

Should I buy resale in HSR or a new flat on Haralur Road?

Resale inside HSR gives you the address and walkability but an older building. A new project on Haralur Road gives you amenities and newer construction but narrower roads and a longer trip to the HSR core.

What is the rent for a 2BHK in HSR Layout?

Most semi-furnished 2BHKs ask ₹22,000 to ₹35,000 a month as of November 2026, depending on sector, age and furnishing.

If HSR is on your list, Skyros Estates can shortlist resale and nearby RERA-registered options that fit your budget, and help with document checks before you pay a token.
