You have seen the hoardings on the drive out of Electronic City: new towers in Chandapura, plotted layouts near Attibele, prices well below what you were quoted closer to the city. Maybe your job is in Electronic City, or your company has a plant in Hosur, and a home somewhere along this road looks like the sensible middle point.
Hosur Road beyond Electronic City is not one market. It is a 20-odd km stretch that changes character every few kilometres, from tech campuses to industrial estates to farmland being turned into layouts. This guide breaks it down, with the metro status, the job pull from Hosur, the traffic reality and the checks that matter. (We have a separate guide to Electronic City itself.)
The stretch, piece by piece
Hosur Road is part of National Highway 48. It runs about 32 km from central Bengaluru past Silk Board and Bommanahalli to Attibele at the Karnataka border, with Hosur in Tamil Nadu just beyond. Since January 2010, a roughly 10 km tolled flyover has carried through traffic from near Silk Board to Electronic City, while the road below serves local trips.
- Bommanahalli to Kudlu Gate and Singasandra. Older, dense, mixed housing close to HSR and the city. Shorter commutes, older buildings.
- Electronic City (Phase 1 and 2). The anchor: Infosys, Wipro, Biocon and many other campuses. Most of the area's rental demand comes from here.
- Hebbagodi, Bommasandra and Narayana Health City. Industrial estates, the Narayana Health City hospital campus and a growing number of mid-size apartment projects.
- Chandapura. A busy junction town where the road to Anekal branches off. Many affordable apartment projects, but crowded junctions and patchy civic services.
- Attibele. The border town. Mostly plotted layouts, villas and land, with a large share of buyers looking at long-term appreciation rather than an immediate move.
Metro: the Yellow Line and what comes after
The Yellow Line (RV Road to Bommasandra, 19.15 km, 16 stations) opened in August 2025. South of Silk Board, it stops at Bommanahalli, Hongasandra, Kudlu Gate, Singasandra, Hosa Road, Beratena Agrahara, Electronic City, Infosys Foundation Konappana Agrahara, Huskur Road, Biocon Hebbagodi and Delta Electronics Bommasandra. At RV Road you can change to the Green Line, and future interchanges are planned at Jayadeva Hospital (Pink Line) and Central Silk Board (Blue Line).
Frequency started thin, because there were not enough trains. BMRCL has added trains through 2026, and mid-2026 reports put peak waits at roughly seven to ten minutes, with more trains due. Check the Namma Metro app for current timings.
Beyond Bommasandra, nothing is under construction yet. BMRCL has been studying an extension of about 11 km to Attibele via Chandapura, and reports from 2026 say it is preferred over a direct link to Hosur. Tamil Nadu is separately pursuing a Hosur to Bommasandra line, but BMRCL earlier called a direct link technically difficult, and no extension has been sanctioned. If a seller in Chandapura or Attibele tells you the metro is coming soon, ask for the sanction order.
Why Hosur matters to Bengaluru buyers
Hosur is one of South India's largest factory towns. It is home to TVS Motor, Ashok Leyland and Titan facilities, electric vehicle makers such as Ola and Ather, and Tata Electronics, which makes components and phones for Apple. Tamil Nadu has also announced plans for a greenfield airport at Hosur, though Bengaluru airport's agreement bars a new airport within 150 km until 2033, so that is a long-term idea, not a near-term driver.
For buyers, this creates a two-way pull. Engineers and managers working in Hosur often prefer to live on the Karnataka side for schools and city access, which supports rental demand around Chandapura and Attibele. And some Bengaluru buyers look across the border because land is cheaper. Remember that Hosur is in Tamil Nadu: different stamp duty rules, a different RERA authority and different land records. Do not assume Karnataka rules apply a few kilometres past Attibele.
Prices: how the stretch compares
Prices fall as you move away from the city, and the gaps are large. Broadly, as of November 2026:
- Bommanahalli to Singasandra is the costliest part, priced close to other inner south-east localities.
- Electronic City and Hebbagodi sit in the middle, with plenty of resale choice.
- Chandapura and Attibele are among the cheapest places within reach of a major job hub in Bengaluru, which is the main reason people buy there.
Asking prices for apartments differ a lot from project to project, so compare per sq ft on carpet area, not super built-up area. A worked example: two 2BHKs, both ₹62 lakh. One has 1,150 sq ft super built-up and 780 sq ft carpet (₹7,949 per carpet sq ft). The other has 1,050 super built-up but 820 carpet (₹7,561 per carpet sq ft). The second is better value even though its brochure number looks smaller.
Traffic, honestly
- Silk Board junction remains one of the slowest points in the city at peak hours, even with the combined road and metro flyover from Ragigudda.
- The flyover helps, but it carries a toll and gets busy at both ends during rush hour.
- Chandapura and Attibele junctions handle heavy truck traffic heading to and from Tamil Nadu. Expect delays, especially in the evenings.
- Service roads along the highway are often broken or waterlogged in the monsoon.
The metro has eased commutes for people near a station, especially to Electronic City and Silk Board. If you buy in Chandapura or Attibele, you will be driving or taking a bus to Bommasandra for now.
Schools, hospitals and daily needs
Electronic City has a good spread of CBSE, ICSE and international schools, and new campuses have opened further south as families moved out. Narayana Health City at Bommasandra is a major hospital campus, and there are multispeciality hospitals in Electronic City. Malls and large supermarkets cluster around Electronic City; beyond Chandapura, choices thin out and you will drive for most things.
Who this stretch suits
- People working in Electronic City, Bommasandra, Jigani or Hosur who want a short commute.
- First-time buyers who need a ready 2BHK on a tight budget and can accept a less polished neighbourhood.
- Long-term investors buying near a Yellow Line station for rental demand from Electronic City.
- It is a weak fit if you work in north or east Bengaluru, or if you need city-centre access every day.
What to check before buying here
- Which side of the border. Confirm the property is in Karnataka (Anekal taluk) if you expect Karnataka RERA, Kaveri registration and Karnataka stamp duty.
- RERA registration on rera.karnataka.gov.in, and the builder's track record on earlier projects.
- Land conversion and layout approval. Many plots near Attibele and Chandapura sit on converted farmland. Check the conversion order, the approved layout plan and which authority approved it.
- Khata type. Outside Greater Bengaluru limits, records may be with a gram panchayat or town council. Know which document you are getting and whether banks will lend on it.
- Distance to an actual station, measured by walking or a short auto ride, not straight-line distance.
- Water source. Many projects here depend on borewells and tankers. Ask for the water plan in writing.
- Monsoon visit. Go once after heavy rain and look at the approach road.
Rules for converted land and cross-border property can be tricky, so have a property lawyer review the documents and a CA advise on taxes for your case.
Frequently asked questions
Does the metro go to Attibele or Hosur?
No. The Yellow Line ends at Bommasandra. An extension to Attibele is being studied and Tamil Nadu is pushing for a Hosur link, but neither has been sanctioned as of November 2026.
Is Chandapura a good place to buy a flat?
It can be, if you work nearby and want an affordable ready home. Expect busy junctions and fewer amenities, and check water supply and approvals carefully.
Is it cheaper to buy in Hosur than on the Karnataka side?
Usually, yes. But Hosur is in Tamil Nadu, so stamp duty, RERA and land records follow Tamil Nadu rules, and resale buyers from Bengaluru may be fewer.
How bad is traffic on Hosur Road?
Silk Board and the Chandapura and Attibele junctions are slow at peak hours. The flyover and Yellow Line help if your trip fits their routes.
If you are weighing a home along Hosur Road, Skyros Estates can help you compare RERA-registered projects near the Yellow Line and check approvals before you commit.
