Hennur used to be the quiet road you took to avoid Hebbal traffic on the way to the airport. Today Hennur Road Bangalore is one of the busiest mid-segment housing corridors in the north, stretching from the Outer Ring Road junction past Kothanur and Byrathi all the way to Bagalur. This guide explains how the corridor is laid out, what metro is actually coming, rough 2026 prices and who it fits best.
Where Hennur Road Bangalore Sits on the Map
Think of the corridor in two parts. Hennur Main Road runs north from the Hennur junction on the Outer Ring Road, with Kalyan Nagar and HRBR Layout on one side and Hennur Gardens on the other. Further north it becomes the Hennur–Bagalur Road, which continues past Kothanur, Geddalahalli and Byrathi before reaching Bagalur and linking up with the roads around Kempegowda International Airport.
Two big employment anchors shape demand here. Manyata Tech Park in Nagawara is roughly 4 to 8 km from most of Hennur Road, depending on where you live. The airport is roughly 25 to 30 km away, either through Bagalur or via Hebbal and the airport road. That combination of short office commute and decent airport access is the main reason the corridor has grown so quickly.
Sub-Areas, Stretch by Stretch
Kalyan Nagar edge and Hennur Cross
This is the established end, closest to the Outer Ring Road. Kalyan Nagar, HRBR and HBR Layouts have restaurants, clinics, schools and shops within a short drive, and older independent houses mixed with apartments. Prices are the highest on the corridor, and the feel is fully urban.
Kothanur
Kothanur is where most of the mid-sized and large apartment projects began appearing about a decade ago. It has a good spread of schools and daily needs, and it is still close enough to Manyata for a short commute. One tip: Bangalore has another Kothanur near JP Nagar in the south, so double-check the locality on any listing or map pin.
Geddalahalli and Byrathi
Further up the Hennur–Bagalur Road, these pockets have newer gated communities and larger plots of land. You get more space for the budget, but internal roads and civic services are still catching up in places, so look at the actual approach road and water arrangements, not only the brochure.
Bagalur and beyond
Bagalur is the airport-side end of the corridor. It has villa projects, plotted developments and newer apartment launches, with entry prices lower than Hennur proper. Much of this area is still developing, and some of it falls outside the Greater Bengaluru city corporations, so approvals and property records may sit with panchayat or regional planning bodies rather than BDA.
Traffic, the Flyover and the Metro Timeline
Traffic is the honest weak point. The Hennur junction flyover on the Outer Ring Road took close to a decade to finish and eased one bottleneck, but Hennur Main Road itself narrows in places and gets slow at peak hours, especially around Kothanur and the approach to the Outer Ring Road. Expect short distances to take longer than they look on a map.
Two metro projects matter for this corridor. Neither is running here yet, so treat them as future upside rather than something to plan your daily life around today:
- Pink Line (Kalena Agrahara to Nagawara): The elevated southern stretch was close to opening as of October 2026. The underground section that ends at Nagawara, the station nearest to Hennur and Manyata, is widely expected around 2027, though dates have slipped several times.
- Blue Line (Silk Board to the airport via KR Puram and Hebbal): This line also passes Nagawara and has a station at HRBR Layout. Recent reports suggest the KR Puram to Nagawara section may open around mid-2027, with the stretch to the airport later and full completion pushed towards 2028.
Once both are running, Nagawara becomes an interchange that connects Hennur residents to the central business district, Electronic City side and the airport by train. Until then, a car, cab or bus is the realistic way in and out. Check the latest BMRCL updates before you buy, and read our guide on metro and property prices for how these lines tend to affect values.
Schools and Daily Life
The corridor has a good choice of schools for families. A few names that come up often:
- Bangalore International School on the Hennur–Bagalur Road at Geddalahalli, one of the older international schools in the city.
- New Horizon International School and Legacy School around Byrathi.
- A range of CBSE, ICSE and state-board schools around Kothanur, Hennur Main Road and Kalyan Nagar.
Shopping, hospitals and restaurants are concentrated around Kalyan Nagar and the Outer Ring Road end. The further north you buy, the more you will drive for these. Water is worth asking about: newer areas towards Byrathi and Bagalur often rely on borewells and tankers while piped Cauvery supply catches up, so ask the builder or association how water is managed today.
Rough Property Prices in 2026
Prices change quickly here and depend heavily on the stretch. These are rough listing-based ranges as of 2026, not registered sale values:
- Kalyan Nagar edge and lower Hennur Road: roughly ₹10,000 to ₹13,000+ per sq ft for newer apartments.
- Hennur Road and Kothanur: roughly ₹8,500 to ₹11,000 per sq ft for recent and new projects.
- Byrathi, Geddalahalli and Bagalur: roughly ₹7,000 to ₹10,000 per sq ft, with plots and villas priced widely by approval and location.
As a rough guide, a 2 BHK in a newer gated project on the corridor often falls between roughly ₹75 lakh and ₹1.3 crore as of 2026, depending on the stretch and the builder. Always compare with the guidance value on the Kaveri 2.0 portal and recent registrations, and check the latest before you buy.
Checks Before You Buy on This Corridor
- Verify the project on RERA Karnataka and match the approved plan with what is on sale.
- Find out whether the property is inside the Greater Bengaluru city corporations (still widely searched as BBMP) or under a panchayat, and ask for the matching record: e-Khata through e-Aasthi, or e-Swathu for panchayat land.
- Check how water and sewage are handled, especially further north.
- Drive from the site to Manyata and to the Outer Ring Road at 9 am on a weekday.
- For plotted layouts near Bagalur, confirm land conversion, layout approval and road access in the approved plan.
Who Hennur Road Suits
- Manyata Tech Park employees who want a short daily commute without paying Hebbal prices.
- Frequent flyers who want a reasonable drive to the airport.
- Families who want international and CBSE schools within a short drive.
- Mid-segment buyers and investors comfortable with a corridor that is still filling in, with metro access a few years away.
It suits you less if you work in Electronic City, Sarjapur Road or the southern part of Outer Ring Road, or if you need a metro station within walking distance right now.
Frequently Asked Questions
Is Hennur Road a good place to live?
For people working at Manyata Tech Park or along the northern Outer Ring Road, yes. It offers good schools, newer gated projects and lower prices than Hebbal, with traffic on the main road as the biggest trade-off.
When will the metro reach Hennur?
There is no metro station on Hennur Road itself. The nearest planned interchange is Nagawara, served by the Pink Line and the Blue Line, and both sections are widely expected around 2027, with dates still shifting.
How far is Hennur from Kempegowda airport?
Roughly 25 to 30 km by road depending on your starting point, usually 40 to 60 minutes outside peak hours via Bagalur or Hebbal.
Is Hennur Road part of North Bangalore?
Yes. It sits in North-East Bangalore between Hebbal, Kalyan Nagar and the airport belt. Our guide on North Bangalore investment covers the wider region.
Is Bagalur cheaper than Hennur?
Generally yes. Bagalur is further out and still developing, so per sq ft prices are usually lower than Hennur Main Road or Kothanur.
