You want a home in North Bengaluru that does not feel like the outskirts. Close to the airport, close to Manyata, a short drive to the city centre, and a view of water if you can manage it. Sooner or later, every such search lands on Hebbal, and on a price list that makes you look twice.
Hebbal is North Bengaluru's most established premium address. It is also the junction everyone in the city has sat in traffic at. Both facts shape what you should pay and where exactly you should buy.
Where Hebbal is and why it matters
Hebbal sits in north Bengaluru where Bellary Road (NH 44), the road to the airport, meets the Outer Ring Road. It was once the northern edge of the city. Today it is the gateway between the centre and everything north: Yelahanka, Devanahalli and Kempegowda International Airport, which is about 30 km up the highway.
Neighbours include Sahakara Nagar, RT Nagar, Nagawara and the Manyata Tech Park side, and the large green campus of the University of Agricultural Sciences at GKVK lies just to the north.
The flyover and the traffic
The Hebbal flyover is a set of interlinked flyovers, about 5.23 km in total, connecting the Outer Ring Road with the airport road. Its weak point is well known: several lanes from each direction squeeze into a narrow stretch, so the junction becomes a bottleneck at peak hours.
- The new loop: In August 2025 a new loop of about 700 metres opened, giving a direct link between the KR Puram and Nagawara side and Mekhri Circle. Traffic police said congestion at the junction fell by 25 to 30%.
- But jams moved: Reports after the opening noted new bottlenecks towards CBI Road, Mekhri Circle and Guttahalli in the mornings.
- The tunnel road: A long north-south tunnel road starting near Hebbal has been proposed and put out to tender at about ₹17,000 crore. Treat it as a long-term project, not something that will change your commute soon.
What this means for buyers: which side of the junction you live on matters a lot. If you work in Manyata or fly often, a home on the north or east side can avoid the worst of it. If you commute daily to the CBD or south Bengaluru, test the drive at 9 am before you commit.
Hebbal Lake and green space
The area is named after Hebbal Lake, known for its park, boating and birdwatching. Lake-facing towers command a clear premium, and the lake plus the GKVK campus give Hebbal more open sky than most central areas. Before paying extra for a lake view, check the lake's buffer zone rules for the project, visit after heavy rain, and ask about mosquitoes and smell in the dry months.
Access to Manyata and the airport
- Manyata Tech Park: The 300-acre office park at Nagawara is a few kilometres east along the Outer Ring Road. Many Hebbal residents work there or at offices along the northern ORR.
- Airport: About 30 km up the highway. Off-peak, the drive is quick; the slow part is usually getting out of the Hebbal junction itself.
- City centre: Mekhri Circle and the Palace Grounds side are a short drive south, traffic permitting.
Metro and rail status
Hebbal does not have a running metro station yet. Hebbala is a station on the Blue Line (Phase 2B) from KR Puram to the airport, planned as an interchange with future lines. As of reports in August 2026, the Hebbal to airport section is targeted for around September 2027, and the KR Puram to Hebbal section via Nagawara for between December 2027 and March 2028. These dates have slipped before.
Hebbal also has a railway station, and a suburban rail station is part of the Bengaluru Suburban Rail plans. No suburban line is running yet.
Premium projects and daily life
Hebbal's housing is mostly large gated communities and high-rise towers by established developers, including well-known lake-facing projects such as Embassy Lake Terraces, alongside older apartments and independent houses in pockets like Sahakara Nagar and RT Nagar. Daily life is convenient: large hospitals such as Aster CMI and Bangalore Baptist Hospital are nearby, a mall at the flyover end and several more within a short drive, and plenty of reputed schools in Hebbal and neighbouring areas.
Prices and rents, as of November 2026
- Apartments: Listing data puts the average asking price at about ₹17,100 per sq ft, roughly flat over the last quarter. Lake-facing luxury towers ask well above this; older buildings away from the main roads, well below.
- Rents: Average asking rents are about ₹58,000 a month for a 2BHK and about ₹78,000 for a 3BHK, skewed upward by premium gated projects.
- Comparison: Hebbal is clearly costlier than Thanisandra (about ₹11,200 to ₹11,600) and Yelahanka (about ₹10,100).
Worked example
A 1,600 sq ft 3BHK at ₹17,000 per sq ft costs about ₹2.72 crore, before stamp duty and registration, car parks and interiors. If it rents for ₹75,000 a month, the gross yield is about 3.3%. You are paying for location and liquidity: homes in an established address like Hebbal tend to resell faster than those on the outskirts, though not at a quick profit.
If that budget feels high, look at the edges. Pockets towards Sahakara Nagar, Kodigehalli or the Thanisandra side often ask noticeably less per sq ft while staying within a short drive of the Hebbal junction. You give up the lake view and the Hebbal name, but keep most of the access to Manyata and the airport.
Who Hebbal suits
- Senior professionals and business owners who want a premium home close to both the city and the airport.
- Manyata and northern ORR workers with a larger budget.
- Frequent flyers who want the shortest realistic airport run from an established area.
- Buyers who value resale liquidity over the lowest entry price.
It suits less well if you are budget-focused, want a quiet low-traffic setting, or commute daily to Whitefield, Sarjapur or Electronic City.
What to check before buying in Hebbal
- Verify the project on the Karnataka RERA portal, including the completion date and approved plans.
- For lake-facing homes, check lake buffer zone compliance and any pending cases.
- Confirm the khata, occupancy certificate and property tax status for resale flats.
- Drive your daily commute at peak time, in both directions.
- Check the exit and entry routes from the building: some projects connect only to the service road.
- Have a lawyer review the title, especially for older independent plots.

Hebbala station on the Blue Line is under construction. The latest reported target for the Hebbal to airport section is around September 2027, as of November 2026.

It helped. Police reported 25 to 30% less congestion at the junction after August 2025, but some jams moved to nearby roads like CBI Road and Mekhri Circle.
Is a lake-view flat in Hebbal worth the premium?
It can hold value well, but only if the building fully complies with lake buffer rules. Check this before paying extra.
Is Hebbal good for rental income?
