Electronic City Bangalore is one of the oldest tech hubs in the country and, for a long time, also one of the most frustrating commutes. That second part has started to change. With the Yellow Line metro running since August 2025, the area now has a rail link to Silk Board, BTM Layout and Jayanagar's edge, and that has pulled it back onto many buyers' shortlists.
This guide covers how the area is laid out, who works there, how you get in and out, which pockets to look at, and roughly what homes cost to buy or rent as of 2026.
Where Electronic City Bangalore Sits and How It Is Laid Out
Electronic City sits on Hosur Road (NH 44) in South Bangalore, roughly 18 km from MG Road, in Anekal taluk. It was set up by KEONICS, the state electronics development body, and is split into industrial zones called phases. For homebuyers, two matter most.
Phase 1
Phase 1 is the older side, closer to the city. It has the first tech parks, the older gated communities and the most developed retail and schools around Neeladri Nagar and Doddathogur. Homes here are generally older, with more resale stock.
Phase 2
Phase 2 is further south and more spread out. Large campuses, including Infosys's main Bangalore campus and Biocon, sit in and around it. Newer apartment projects have come up along Hosur Road and the roads leading to Huskur and Hebbagodi, and this is where much of the fresh supply sits.
There are also industrial zones such as the Bommasandra Industrial Area further down Hosur Road, which bring manufacturing and pharma jobs rather than only IT.
Who Works in Electronic City
The area hosts campuses of Infosys, Wipro, TCS, HCLTech, Tech Mahindra and Biocon, plus many mid-sized IT and engineering firms. That job base is the main reason demand for rentals stays steady even when sales slow.
The practical takeaway: if you or your tenants work in Electronic City, living within 3 to 5 km of the campus usually beats a cheaper flat 15 km away. Hosur Road traffic is unforgiving at peak hours, so proximity is worth paying for.
Getting Around: Yellow Line Metro, Expressway and Hosur Road
The Yellow Line metro
The Yellow Line of Namma Metro runs about 19 km from RV Road to Bommasandra and opened to the public on 11 August 2025. Stations relevant to this area include Hosa Road, Beratena Agrahara, Electronic City, Infosys Foundation Konappana Agrahara, Huskur Road, Biocon Hebbagodi and Delta Electronics Bommasandra.
At RV Road it connects with the Green Line, and at Central Silk Board the Blue Line is planned to meet it. Service frequency was limited in the early months because of a shortage of trains, so check the current timetable rather than assuming peak-hour headways like the Purple Line. For more on how metro access shows up in prices, see our guide on metro and property prices.
The elevated expressway
The Electronic City Elevated Expressway, about 10 km long from Silk Board junction to Electronic City, opened in January 2010. It is a tolled road and lets you skip the signals on Hosur Road below. Many residents use it daily; budget for the toll if you plan to drive.
Hosur Road and NICE Road
Hosur Road itself remains the main artery and gets heavily congested near Silk Board, Bommanahalli and Kudlu Gate. The NICE Road link near Electronic City connects to Mysore Road and Tumkur Road without entering the city, which helps if you travel west or north often.
Sub-Areas Worth Knowing
Electronic City is less one locality and more a cluster. Each pocket has a different feel and budget.
- Neeladri Nagar and Doddathogur (Phase 1): Established, dense, close to Phase 1 offices. Lots of older apartments, many shops and schools. Good for people who want to walk or take a short ride to work.
- Hosa Road: Between Electronic City and Kudlu Gate, with a metro station of its own. Mix of older and newer apartments, and reasonable access to HSR Layout and Sarjapur side. Some internal roads are narrow, so visit at peak hours.
- Konappana Agrahara and Hebbagodi: Close to Phase 2 campuses. Several mid-rise and high-rise projects, plus PG and rental housing for employees.
- Chandapura: Further south on Hosur Road, beyond Bommasandra. Lower prices and more space, but longer commutes and patchier civic infrastructure. A metro extension towards Chandapura and Attibele has been proposed but has no fixed timeline.
- Bommasandra: Industrial area plus residential pockets at the end of the Yellow Line. Practical if you work locally; check water supply and road access carefully.
Some of these areas fall under panchayat or town limits rather than the city corporations of the Greater Bengaluru Authority (the body that replaced BBMP in 2025). That affects khata type, property tax and civic services, so confirm the jurisdiction for any specific property. Our guide on A, B and e-Khata explains why this matters.
Electronic City Property Prices and Rents in 2026
Prices vary a lot between an older Phase 1 resale flat and a new high-rise near the Phase 2 metro stations. The ranges below are rough, based on listing portals and developer pricing seen in 2026. Treat them as a starting point, not a quote.
- New apartment projects: roughly ₹6,500 to ₹9,000 per sq ft (super built-up), higher for branded projects close to metro stations.
- Resale apartments: roughly ₹4,500 to ₹7,500 per sq ft, depending on age, amenities and distance from Hosur Road.
- Typical 2 BHK budgets: most new-launch 2 BHKs are quoted roughly in the ₹65 lakh to ₹95 lakh band; sub-₹60 lakh options are mostly resale.
- Rents: a 2 BHK in a gated community rents for roughly ₹20,000 to ₹35,000 a month; standalone buildings and older flats sit lower.
Prices in the area have moved up since the metro opened, but they still sit below East Bangalore hubs like Whitefield and Outer Ring Road. Always compare the per sq ft rate on carpet area, not only super built-up, when you weigh projects.
Who Electronic City Suits (and Who It Does Not)
Good fit
- People working in Electronic City, Bommasandra or Hosur Road offices who want a short commute.
- First-time buyers who want a gated community at a lower price than Whitefield or Sarjapur Road.
- Rental investors targeting tech employees, since tenant demand is broad and steady.
- Families who want established schools and hospitals in Phase 1 without paying central-city prices.
Think twice if
- Your office is in North Bangalore or near the airport. The cross-city drive is long even with the expressway.
- You expect metro-led price jumps overnight. Some of that is already priced in.
- You are looking at very cheap plots or flats on the far fringe. Check approvals, khata and water source with extra care.
What to Check Before You Buy Here
- Confirm the project's RERA Karnataka registration and stated possession date.
- Check whether the property falls under a city corporation, a town panchayat or a gram panchayat, and what khata it carries.
- Ask about water: Cauvery connection, borewell, or tanker dependence. This varies a lot across Electronic City.
- Drive the route to your office at 9 am and 6 pm on a weekday before deciding.
- Measure walking distance to the nearest Yellow Line station, not just the straight-line distance in the brochure.
- Check the guidance value on the Kaveri 2.0 portal so you know your stamp duty and registration costs up front.
Frequently Asked Questions
Is Electronic City a good place to live in Bangalore?
For people working in or near Electronic City, yes. It has a large job base, established schools and hospitals in Phase 1, and now a metro line. It is less convenient if you commute to North or East Bangalore daily.
Which is better, Electronic City Phase 1 or Phase 2?
Phase 1 is more established, with more shops, schools and resale homes. Phase 2 has more new projects and is closer to large campuses like Infosys and Biocon. Choose based on where you work and whether you prefer a lived-in neighbourhood or newer buildings.
Is there a metro to Electronic City?
Yes. The Yellow Line from RV Road to Bommasandra opened in August 2025, with stations at Electronic City, Infosys Foundation Konappana Agrahara, Huskur Road and others. Check current frequency before planning your commute around it.
What is the rent for a 2 BHK in Electronic City?
As of 2026, a 2 BHK in a gated community rents for roughly ₹20,000 to ₹35,000 a month. Older or standalone buildings go for less. Rents rise the closer you are to a metro station or a major campus.
Is Electronic City good for property investment?
It can work well for rental income because tenant demand from IT employees is steady. Capital growth depends on the specific pocket and the price you pay, so compare it with our guide on rental yield before you decide.
If Electronic City is on your list, Skyros Estates can help you compare projects across Phase 1, Phase 2 and Hosa Road, arrange site visits, and check the khata and RERA paperwork before you commit.
