You have driven up the airport road a dozen times, watched the hoardings multiply past Yelahanka, and seen prices in Devanahalli that look gentle next to Hebbal or Whitefield. A 2BHK for well under a crore, a plot you could build on later, all a short drive from the airport. It feels like the obvious early bet.
It can be a good one. But Devanahalli rewards patience and punishes assumptions. Some of what you hear on site visits is already built, some is under construction, and some was quietly dropped. This guide sorts one from the other.
Where Devanahalli is, and what is actually there
Devanahalli is a town about 40 km north-east of central Bengaluru, now part of Bengaluru North district (the old Bangalore Rural district was renamed in July 2025). It has its own Town Municipal Council, so it sits outside the Greater Bengaluru city corporations. Kempegowda International Airport is about 5 km south of the town, and Nandi Hills is roughly 20 km away.
The town itself is old. Devanahalli Fort, protected by the Archaeological Survey of India, and the birthplace of Tipu Sultan sit right in its centre. Most new housing, though, is spread along the airport road and the roads around it, in pockets like Shettigere, Bagalur side and the stretch between the airport and the town.
The airport is the anchor
The airport handled about 44.47 million passengers in FY2025-26. It has two parallel 4 km runways and Terminal 2, which took over all international flights in September 2023. That traffic means jobs: airlines, cargo, ground handling, hotels, logistics and the offices that cluster near any busy airport. This is the most solid demand driver Devanahalli has.
The aerospace park: real, but smaller than the brochure
The KIADB Aerospace Park near the airport is operating. Dynamatic Technologies opened its first hangar there in 2017, and Collins Aerospace inaugurated an India operations centre at the park in late 2025, alongside a number of smaller component makers.
What you may still hear about on site visits is the big expansion. In July 2025 the state government dropped its plan to acquire 1,777 acres at Channarayapatna hobli for the next phase, after a farmers' protest that lasted over 1,100 days. That land was later declared a permanent special agricultural zone. The government said it would take land only from farmers who offer it voluntarily. So if a project pitch leans on a huge aerospace expansion next door, ask exactly which land they mean.
Long-promised parks
Two other names come up often: the IT Investment Region (ITIR), planned at around 12,000 acres, and the Devanahalli Business Park, nearly 400 acres beside the airport. Treat both as long-term possibilities, not reasons to pay a premium today. Value what is built and occupied.
Getting around: road now, metro later
- Airport road (NH 44): The main link to Hebbal and the city. Off-peak it is a fast highway. At peak hours, the slow part is usually the last stretch into Hebbal, not Devanahalli itself.
- Satellite Town Ring Road (STRR): The Dobbaspet to Hoskote stretch is open as a tolled road, giving a route around the city towards Tumakuru Road on one side and Old Madras Road on the other.
- Metro (Blue Line, Phase 2B): The line from KR Puram to the airport via Hebbal is under construction. Its northern stations include Bagaluru Cross, Doddajala, Airport City and KIAL Terminals. Reports from August 2026 put the Hebbal to airport section at around September 2027, with the full corridor targeted for March 2028. These dates have slipped before, so check BMRCL updates.
- Suburban rail (Sampige line): Planned from KSR Bengaluru to Devanahalli via Yelahanka, with an airport branch. It has been pushed down the priority list and is officially shown for 2029. Do not count it into your plans yet.
One honest point: the metro will serve the airport and the stations along the highway. Devanahalli town and many layouts east and west of the highway will still need a car, cab or bus to reach a station.
Prices and rents, as of November 2026
Numbers vary a lot by source, so read these as ranges, not quotes.
- Apartments: Listing data puts average asking prices at roughly ₹9,250 to ₹9,600 per sq ft in 2026, up from about ₹8,550 in mid-2025. New launches sit at the top of that range; ready flats a little lower.
- Plots in approved gated layouts: Roughly ₹4,800 to ₹7,500 per sq ft, with Shettigere, closest to the airport, at the upper end.
- Plots without layout approval: Often ₹3,500 to ₹5,200 per sq ft. The discount exists because the title and approval risk is yours.
- Rents: Average asking rents are around ₹25,000 a month for a 2BHK and about ₹37,000 for a 3BHK.
A quick worked example
Say you buy a 1,150 sq ft 2BHK at ₹9,400 per sq ft. That is about ₹1.08 crore before stamp duty, registration, GST on an under-construction flat, parking and interiors. If it rents for ₹25,000 a month, the gross yield is about 2.8%. Lower than a bank FD, so the case rests on price growth when the metro and more airport-side jobs arrive. If you need rent to cover your EMI, Devanahalli will not do that for you.
Who Devanahalli suits
- People who work at or near the airport, in aviation, cargo, hospitality or the aerospace park. The commute is the best in Bengaluru for them.
- Frequent flyers and consultants who travel weekly and work from home otherwise.
- Long-horizon buyers happy to hold for seven to ten years.
- Plot buyers who want to build later, as long as they stick to properly approved layouts.
It suits less well if you commute daily to Whitefield, Electronic City or the CBD, if you want rent to pay a large share of your EMI, or if you want an established neighbourhood with walkable shops and schools right now.
The downsides, plainly
- Distance: Central Bengaluru is about 35 to 40 km away. Weekend plans in the city mean a drive.
- Thin rental market: Fewer tenants than in tech corridors, and tenants who will compare you with newer projects next door.
- Water and civic services: Outside the city corporation, many projects lean on borewells and tankers. Ask each builder exactly where water comes from.
- Flight paths: Some pockets sit under approach routes. Visit at different times of day and listen.
- Supply: Many large launches are coming at once. Plenty of choice for buyers, but resale competition later.
What to check before you buy in Devanahalli
- Look up the project on the Karnataka RERA portal: registration, promised completion date and quarterly progress.
- For plots, confirm the layout approval authority, DC conversion order, and that the survey number is not part of any notified or dropped acquisition.
- Check the height clearance from the Airports Authority of India for tall towers close to the airport.
- Ask for the water source, sewage treatment and power backup in writing.
- Measure your actual drive time to the nearest planned metro station, not the distance on the brochure.
- Get an encumbrance certificate and have a property lawyer read the title chain, especially for converted farmland.
Frequently asked questions
When will the airport metro reach Devanahalli?
The Blue Line will stop at the airport and along the highway, not in Devanahalli town. The latest reported target for the Hebbal to airport stretch is around September 2027, as of November 2026.
Is the aerospace park expansion still happening?
The existing park is working and adding tenants. The 1,777-acre acquisition at Channarayapatna was dropped in July 2025, so any expansion now depends on land offered voluntarily.
Is Devanahalli better for a plot or a flat?
Plots in approved layouts suit long-term holders who may build. Flats suit people who want to live or rent out sooner. Either way, the title check matters more here than in the city.
Can I rent out a flat in Devanahalli easily?
There is steady demand from airport and aerospace workers, but rents are modest and the tenant pool is smaller than in tech corridors. Expect a longer gap between tenants.
If Devanahalli is on your shortlist, Skyros Estates can help you compare RERA-registered projects near the airport, check plot titles and approvals, and work out what the numbers look like for your budget.
