Your budget does not stretch to Whitefield any more, but you work there or nearby, and you have heard Budigere Cross is where Whitefield was fifteen years ago. On the drive out along Old Madras Road you pass tower after tower going up, big developer names on the hoardings, and sales offices offering launch prices for the next few weeks only.
Budigere Cross can be a sensible buy. It can also be an expensive one, if you pay for infrastructure that is still on paper. This guide separates the two.
Where Budigere Cross is
Budigere Cross is the junction on Old Madras Road where the road north towards Budigere and the airport side branches off, roughly 12 km east of Whitefield. To the south is the Mandur side, where most apartment projects are clustered. To the east is Hoskote. To the north, the Budigere road runs through farmland and new layouts towards the airport.
The area lies largely outside the Greater Bengaluru city corporation limits. Land-use planning falls under the Bengaluru Metropolitan Region Development Authority (BMRDA), and local services are handled by village or town panchayats. That brings lower property tax, but also slower civic services.
Roads: what is open today
- Old Madras Road: The main link west to KR Puram and the city, and east to Hoskote. It is wide, but morning traffic towards KR Puram is heavy.
- To the airport: From parcels near Budigere Cross, the airport is about 40 minutes off-peak by road, without going through Hebbal. This is one of the area's real selling points.
- Satellite Town Ring Road (STRR): The Dobbaspet to Hoskote stretch is open as a tolled road, linking Hoskote with Devanahalli side and Tumakuru Road without entering the city. The Hoskote to Tamil Nadu border section was targeted for November 2026.
- Bengaluru-Chennai Expressway: Its Karnataka end is near Hoskote, and the 72 km Karnataka stretch has been reported as complete.
Roads and rail still to come
- Peripheral Ring Road (Bengaluru Business Corridor): A planned 73 to 74 km ring road. The first package, Tumakuru Road to Ballari Road, has moved to execution. The packages towards Old Madras Road were still at the tender stage in late 2026. This is a multi-year project with a history of failed tenders and land disputes.
- Metro: The nearest running metro is the Purple Line at Whitefield (Kadugodi), a drive away. A metro extension from KR Puram towards Hoskote is at the feasibility stage, without a detailed project report or central funding as of late 2026. A brochure that shows a nearby metro station is showing a proposal, not a project.
Rule of thumb: price in what is built. Treat everything else as a possible bonus, not as the reason the flat is worth its asking price.
Prices: why the gap matters
As of November 2026, the numbers look like this:
- New launches: roughly ₹10,000 to ₹12,500 per sq ft, often quoted all-inclusive.
- Resale of completed buildings: closer to ₹7,000 to ₹8,000 per sq ft.
- Plots in revenue or planned layouts: about ₹5,500 to ₹6,500 per sq ft.
- Plots in BMRDA-approved gated layouts: about ₹8,500 to ₹11,000 per sq ft.
- Gross rental yield: around 3%, against 3.5 to 4% in Whitefield.
Prices rose about 23% over the past year, according to one October 2026 market report. That is a big move for an area whose main new infrastructure is still years away.
Worked example: launch vs resale
A 1,200 sq ft 2BHK in a new launch at ₹11,500 per sq ft costs about ₹1.38 crore, with possession perhaps three or four years out. A similar-sized flat in a completed project at ₹7,800 per sq ft costs about ₹94 lakh, and you can move in or rent it out now. The new flat has newer amenities and a bigger brand. But the ₹44 lakh difference is large. At an 8% home loan rate over 20 years, it is roughly ₹37,000 a month in extra EMI. Check current lender rates before you rely on that figure.
For value buyers, ready or nearly ready projects with clean paperwork are often the better deal here.
Launch prices are not always bad value. Early buyers in a reputed project sometimes get a lower rate than later phases, and a new building will need fewer repairs for years. The point is to compare like with like: the same area, similar size, and the full cost including car park, club and development charges, not just the headline rate per sq ft.
Jobs and daily life
Most residents work in Whitefield and ITPL, along the Old Madras Road and KR Puram side, or in the Hoskote industrial belt with its factories and warehouses. Airport-side jobs are also within reach by road. Daily shopping is improving, with supermarkets and restaurants along Old Madras Road, but for big malls, top hospitals and many schools, families still drive towards Whitefield, KR Puram or Hoskote. Check the distance to the school and hospital you would actually use.
Who Budigere Cross suits
- Whitefield and Old Madras Road workers who want more space for their money.
- Frequent flyers living on the east side who want an airport route that skips Hebbal.
- Patient investors with a seven to ten year view, buying ready or nearly ready stock.
- Plot buyers who stick to BMRDA-approved layouts.
It suits less well if you need a metro at your doorstep soon, want strong rental income, or commute daily to south or central Bengaluru.
The risks, plainly
- Water: Many projects rely on borewells and tankers until regional pipelines reach the area. Ask each builder for the water plan in writing.
- Drainage: Revenue layouts can flood in heavy rain. Gated projects usually have their own stormwater drains.
- Oversupply: Many large launches are coming at the same time, which can hold back resale prices and rents.
- Infrastructure slippage: The Peripheral Ring Road and any metro extension may take much longer than sales teams suggest.
What to check before buying
- Check the project on the Karnataka RERA portal: registration, completion date, floor plans and payment schedule.
- For plots, confirm BMRDA layout approval, DC conversion and that the survey number is not reserved for a road or other public use.
- Ask whether the flat price includes development charges, car park and club fees.
- Get an encumbrance certificate and a lawyer's title report, especially for converted agricultural land.
- Drive the commute at peak hours, both to your office and to the airport.
- Compare at least one ready resale option before paying launch pricing.
Frequently asked questions
Is there a metro at Budigere Cross?
No. The nearest running station is at Whitefield (Kadugodi). A KR Puram to Hoskote extension is only at the feasibility stage as of November 2026.
How far is Budigere Cross from the airport?
About 40 minutes by road off-peak from nearby parcels, using routes that avoid Hebbal.
Is Budigere Cross under BBMP or GBA?
It lies largely outside the Greater Bengaluru city corporations. Planning is under BMRDA and local services under panchayats, so check exactly which body covers your project.
Is it better to buy a new launch or resale here?
Resale flats in completed projects are trading well below launch prices as of November 2026. If you do not need a brand-new building, resale often gives better value and no construction risk.
If Budigere Cross is on your list, Skyros Estates can help you compare launch and resale options, verify RERA and layout approvals, and check the title before you pay a token.
