Ask anyone shopping for a flat in Bangalore what matters most after budget, and the answer is usually the commute. That is why Bangalore metro property prices get so much attention. A new Namma Metro line can change how a locality is valued, often well before the first train runs. This guide covers the lines that matter right now, the localities along them, and how to buy near a metro without paying for hype.
Metro timelines in Bangalore have slipped many times. Every date below is the expected or targeted date as reported in October 2026. Check the latest BMRCL updates before you buy on the strength of one.
Why metro lines move Bangalore metro property prices
A metro line does three things for a neighbourhood. It cuts commute time to job hubs, it makes the area easier to rent out, and it widens the pool of future buyers. Tenants will often pay more to live within walking distance of a station, and that rental demand supports resale value.
Prices usually move in stages. Land and new launches near an announced line tend to be repriced first, when the route is approved. A second bump often comes when stations are visibly taking shape, and some gains follow once trains start and daily ridership settles in. By opening day, much of the expected benefit is often already in the asking price.
That doesn't mean late buyers lose out. It means you should judge a project on what the metro adds to your daily life, not on a promise that prices will jump again.
Yellow Line: Electronic City finally gets its metro
The Yellow Line from RV Road to Bommasandra opened in August 2025. It runs about 19 km down Hosur Road, with stations including Jayadeva Hospital, BTM Layout, Central Silk Board, Bommanahalli, Hosa Road, Electronic City and Hebbagodi.
For years, Electronic City was a place people worked but often chose not to live in because of the Silk Board commute. The Yellow Line connects it to Jayanagar, the RV Road interchange with the Green Line, and the Jayadeva interchange with the Pink Line. Localities that stand to benefit most include:
- Electronic City Phase 1 and 2, especially for IT employees who can now skip the flyover traffic on some trips.
- Hosa Road and Kudlu Gate, which sit between Electronic City and HSR Layout.
- Bommasandra and Hebbagodi, at the southern end, with more affordable land and newer projects.
- BTM Layout and Bommanahalli, which gain a direct link both north and south.
Train frequency on the Yellow Line was limited in its early months because of a shortage of rakes. Check current frequency before treating the line as a daily commute option.
Pink Line: Bannerghatta Road and the underground stretch
The Pink Line runs from Kalena Agrahara on Bannerghatta Road to Nagawara in the north-east, about 21 km in total. It is being opened in two parts.
Elevated section: Kalena Agrahara to Tavarekere
The 7.5 km elevated stretch along Bannerghatta Road has six stations, including Kalena Agrahara, Hulimavu, IIMB, JP Nagar 4th Phase and Jayadeva Hospital. It missed earlier targets, and the statutory safety inspection by the Commissioner of Metro Railway Safety was under way in early October 2026. It is expected to open in late 2026, subject to approvals.
Underground section: Dairy Circle to Nagawara
The underground stretch of roughly 13.8 km runs through the city centre, with stations around Lakkasandra, MG Road, Shivajinagar, Cantonment, Tannery Road and Nagawara. It is currently targeted for around 2027. Underground work in old neighbourhoods has historically taken longer than planned, so treat that date as a hope rather than a promise.
Areas to watch along the Pink Line include Bannerghatta Road, Hulimavu, Arekere, JP Nagar, and in the north-east, Kalyan Nagar, Kammanahalli and Nagawara, where the line meets the Blue Line.
Blue Line: Outer Ring Road to the airport
The Blue Line is the big one for north and east Bangalore. At around 58 km, it links Central Silk Board to Kempegowda International Airport via the Outer Ring Road, KR Puram and Hebbal. It is being built in phases:
- Silk Board to KR Puram along the ORR, through HSR Layout, Bellandur, Marathahalli and Doddanekundi. Trial runs on part of this section were expected to begin around late 2026, with passenger services expected some months after that.
- KR Puram to Hebbal via Kalyan Nagar and Nagawara, expected around 2027–2028.
- Hebbal to the airport via Jakkur, Yelahanka and Bagalur Cross, expected around late 2027.
Full end-to-end airport connectivity has been pushed to around March 2028 as per recent reports. The ORR tech corridor, Hebbal, Thanisandra, Yelahanka and the stretch towards Devanahalli are all expected to feel the effect. North Bangalore has already seen heavy new-launch activity partly built on the airport line story, so compare prices carefully against what is actually running.
Phase 3 and what comes after
Phase 3 was approved by the Union Cabinet in August 2024 and adds two elevated corridors of about 44.65 km in total:
- The Orange Line, about 32 km from JP Nagar 4th Phase to Kempapura along the western part of the Outer Ring Road, via areas such as Nagarbhavi, Sumanahalli and Peenya.
- The Grey Line, about 12.5 km from Hosahalli to Kadabagere along Magadi Road.
As of 2026, Phase 3 is largely in land acquisition and early preparatory work. Official completion targets have ranged from 2028 to 2029, but civil work has a long way to go. Areas along Magadi Road and the western ORR may see early interest, but buying there purely for the metro is a long-term bet.
You will also see extensions in planning, such as lines towards Hosakote, Bidadi and beyond, discussed in news reports. Until a line has Cabinet approval and funding, treat it as an idea, not a factor in your purchase price.
How to buy near a metro station wisely
The best metro-linked homes are close enough to walk to, but not so close that you live with the noise. Here is a practical checklist:
- Walking distance matters most. Roughly 500 m to 1 km from a station on a walkable road is the sweet spot. Two kilometres away with no footpath, the metro benefit shrinks a lot.
- Check the actual station location. Stations sometimes shift during construction. Look at BMRCL's alignment, not just the developer's brochure map.
- Mind the noise and vibration. Flats facing an elevated viaduct, especially on lower floors, can get train noise late into the night. Visit at peak hours.
- Budget for construction years. Living next to a line under construction means dust, traffic diversions and barricaded roads, sometimes for several years. If you are moving in before the line opens, factor that in.
- Watch the price premium. Compare the asking price with similar projects 2–3 km away from the line. If the gap is large, ask what you are paying for.
- Last-mile links. Feeder buses, auto stands and parking at the station make a real difference for families.
- Interchanges add value. Stations where two lines meet, such as Jayadeva, RV Road, Silk Board or Hebbal, tend to stay in demand.
Frequently Asked Questions
Does a metro line increase property prices in Bangalore?
Generally, homes within walking distance of a working metro station see stronger rental demand and resale interest. The size of any price effect varies a lot by locality, and much of it is often priced in before the line opens.
When will the Pink Line open?
The elevated section from Kalena Agrahara to Tavarekere was undergoing its safety inspection in October 2026 and is expected to open in late 2026. The underground section to Nagawara is targeted for around 2027. Check the latest BMRCL announcements.
When will the airport metro in Bangalore be ready?
The Blue Line to Kempegowda International Airport is being opened in phases, with full airport connectivity expected around 2028 as per recent reports. Dates have slipped before, so check the latest.
Is it good to buy a flat right next to a metro station?
Being within 500 m to 1 km is ideal. Directly facing the viaduct can mean noise and less privacy, especially on lower floors, so visit at different times of day before you decide.
Which areas benefit from the Yellow Line?
Electronic City, Hosa Road, Kudlu Gate, Bommanahalli, BTM Layout and Bommasandra gained a direct metro link to central and south Bangalore when the line opened in August 2025.
A metro line is a strong reason to look at a locality, but it is one factor among many. If you'd like a second opinion on a project near a station, Skyros Estates can shortlist options, arrange site visits and check approvals and documents with you.
