Agreeing to these terms
FlippingKeys is a brand of Skyros Estates Private Limited (“FlippingKeys”, “we”, “us”), registered at WeWork Prestige Atlanta, 80 Feet Road, Koramangala 1A Block, Koramangala, Bengaluru South, Karnataka 560034, India. These terms apply to the FlippingKeys pages of this website, our eligibility form and calculators, and the services we provide to you as a FlippingKeys investor.
By using these pages, submitting a form or working with us, you agree to these terms, our Privacy Policy and our Risk Disclosure. If you don’t agree, please don’t use FlippingKeys.
You must be at least 18 years old and able to enter a binding contract under Indian law.
What FlippingKeys is (and is not)
FlippingKeys helps you find early-stage residential projects, understand the numbers, and get support from booking through to resale. Our service includes shortlisting and evaluating projects, explaining pricing and payment plans, coordinating with developers and banks, and helping you find a buyer when you decide to sell.
- You buy the property directly, in your own name. Your agreement is with the developer, and any home loan is between you and your bank. We do not hold your money, pool funds from investors, or sell units, shares or returns.
- We are not an investment adviser. FlippingKeys is not registered with SEBI and does not offer securities, mutual funds, collective investment schemes or financial advice. Our analysis is general information to help you decide.
- The decision is yours. Please evaluate each project yourself and take independent legal, tax and financial advice before you commit.
Prices, targets and calculators
Early Bird and public prices, market estimates, target resale prices, profit targets, IRR and appreciation figures shown on FlippingKeys are illustrative. They are worked examples based on the assumptions shown (such as down payment, interest rate and holding period) and on information from developers and the market at the time. They are not forecasts or promises.
- Prices, availability and payment plans are set by developers and can change without notice.
- Unless stated otherwise, figures exclude GST, stamp duty, registration, brokerage, transfer fees, taxes and other charges, which reduce your actual return.
- Past results of other projects, including “missed” projects, do not predict future results.
- Submitting the eligibility form does not mean you are approved for a loan or a unit. Banks and developers decide that.

Fees
We will tell you clearly what we charge, if anything, and what it covers before you go ahead, and it will be agreed with you in writing. Developers may also pay us for introducing buyers to their projects. Taxes and charges payable to the developer, government or your bank are separate and are your responsibility.
Resale support
When you decide to sell, we can help you price the unit, market it through our network and channel partners, and coordinate the transfer with the developer. A resale depends on buyer demand, the developer’s transfer rules and charges, and market conditions at the time.
We do not guarantee a resale, a buyer, a price or a timeline. A sale may take longer than planned or may not be possible at your target price, and you remain responsible for your payments and loan until the transfer is complete.
Your responsibilities
- Give us accurate information, including in the eligibility form, and keep it up to date.
- Read the developer’s agreement, payment schedule and RERA documents before signing.
- Make payments to the developer, bank or government only through official channels in your own name.
- Don’t misuse the site, copy its content for commercial use or try to break its security.
Our content
The FlippingKeys name and logo, the evaluation framework, calculators, text and design on these pages belong to Skyros Estates Private Limited or its licensors. Project names, logos, images and renders belong to their developers. You may view and share pages for personal use, but not copy or reuse them commercially without our written permission.
Developers, banks and other sites
Developers, banks, lawyers and other partners are independent of us and responsible for their own products, prices, approvals and delays. Links to their websites, the RERA portal, maps and videos are provided for convenience; we don’t control them and their own terms apply.
Our liability
We take care with the information we share, but we don’t guarantee that it is complete, current or error free. To the extent the law allows, we are not liable for any loss from changes in property prices, interest rates, developer delays or defaults, loan decisions, a resale not happening, or decisions you make using FlippingKeys.
Where we are liable, our total liability is limited to the fee you paid us for the service concerned. Nothing in these terms limits rights you have under consumer protection law that cannot be excluded.
Governing law and disputes
These terms are governed by the laws of India. If a dispute arises, we’ll first try to resolve it with you directly. If that doesn’t work, the courts in Bengaluru, Karnataka have exclusive jurisdiction.
Changes to these terms
We may update these terms when our services or the law change. The “Effective from” date at the top shows the latest version. Using FlippingKeys after a change means you accept the updated terms.
